    Yes but what percentage are you paying of costs for the grounds? Or how many flats are there?

    Sorry, FTB so a bit clueless as it would be my first flat. From the report it mentions factor fees is for common areas such as garden area or repair works so I am assuming it factors into the common grounds. There are 4 flats each with 4 floors and 8 in a block.

    4 blocks with 8 in each block? So 32. Assuming it's equally divided, you're paying 1/32 of the costs for things in the gardens.

    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    I'm guessing, based on OP getting this information ahead of offering, and the use of 'outwith', that this is in Scotland.

    If the JK is mentioned on the Home Report, then it may already be factored into the valuation (someone with more knowledge on HR survey/valuation please correct me on this). But, as previous replies have indicated, the flat probably has only a fractional contribution towards any JK management costs (something to clarify with the seller through solicitors), so it might not hit the value that much. You probably won't get a discount if it's already priced in (it never hurts to ask, though!).

    Yeah I am Scotland based. I did hear back and the JK is between railway embankment and the property so it is in the common grounds! The splitting of the cost does put my mind at ease and that makes sense if JK was factored in to the home report value… it is still market value like without JK so I’m not sure if it is the market still booming as it is a popular area or if they think JK is fine and doesn’t matter…

    There is Japanse knotweed opposite to me another house garden and some next door.

    I had a bit myself, used roundup tree stump killer years ago, all ok, a bit growong last year, same treatment, nothing this year.
