End of tenancy clean - Is this ridiculous or is it me?

I think they are playing on the high standards of the agent to be honest and wouldn't dream of charging a regular homeowner the prices they've quoted (I mean, who charges £105 to clean windows when window cleaners do it day in/day out for £20 a house?)
Know what you don't1 -
so you've already paid a professional company to come and clean it? I would respond with a copy of the invoice and say that you have had it professionally cleaned so therefore have fulfilled the requirements in the tenancy agreement.
Do you think your cleaners did a good job? If they missed some bits that you've paid them for could they pop back round and finish the job?

Do you have evidence of this 'dirt' they claim? The DRS is evidence based, so state facts like the long lapse between exit and inspection. If you have emails you can attach showing this time frame all the better.
The landlord isn't entitled to "betterment", and if it was "clean" then they've suffered no loss so nothing to claim for.
If they want it extra sparkling then that's their problem.
Sure get the lawns mowed (or do it yourself), but check out the average price for having that done.0 -
You'd be surprised by the things cleaning companies firstly refuse to clean, and secondly by the things they extra charge to clean. What a joke.0

This sort of thing really annoys me. Over a 20 year period as a landlord, with probably 100 tenancies during that time, I was often handed back property that needed some extra cleaning. Never, ever, did I charge my tenants, provided they had made an effort to hand it back in a clean & tidy condition. I never had a tenant who had paid for a professional clean. This sort of landlord and their Agents give landlords generally a bad name. I would urge you not to accept any reduction from your deposit for cleaning. Good luck0
