End of tenancy clean - Is this ridiculous or is it me?

    Could you imagine? My window cleaner (in an expensive part of the South East no less) charges me £15 per clean, which he desperately grovelled for having raised it from £13 the year before. For £105 I'd ask if they were planning to clean the windows with dom perignon?

    so you've already paid a professional company to come and clean it? I would respond with a copy of the invoice and say that you have had it professionally cleaned so therefore have fulfilled the requirements in the tenancy agreement.

    Do you think your cleaners did a good job? If they missed some bits that you've paid them for could they pop back round and finish the job?

    The DRS is evidence based, so state facts like the long lapse between exit and inspection. If you have emails you can attach showing this time frame all the better.
    I did speak to the agent yesterday and she could see where I was coming from and asked if we could meet in the middle of what I offered and what they've asked for. I still think that's a lot of money and said I'll get back to her this morning with a decision.
    Tell them no. That's standard sales tactics to make you feel as if you're getting a "discount". 
    The landlord isn't entitled to "betterment", and if it was "clean" then they've suffered no loss so nothing to claim for. 
    If they want it extra sparkling then that's their problem. 

    Sure get the lawns mowed (or do it yourself), but check out the average price for having that done.

    You'd be surprised by the things cleaning companies firstly refuse to clean, and secondly by the things they extra charge to clean. What a joke.
  • This sort of thing really annoys me. Over a 20 year period as a landlord, with probably 100 tenancies during that time, I was often handed back property that needed some extra cleaning. Never, ever, did I charge my tenants, provided they had made an effort to hand it back in a clean & tidy condition. I never had a tenant who had paid for a professional clean. This sort of landlord and their Agents give landlords generally a bad name. I would urge you not to accept any reduction from your deposit for cleaning. Good luck
