How did you see the detail of the EPC CSI_Yorkshire?
No mention of electric room heaters as far as I can see....
That's the line I was going off.grumbler said:CSI_Yorkshire said:Sunnyday65 said:Thanks for the reply youth_leader. We didn't consider the EPC so we'll have a look at that. Sorry to hear about the problems selling yours, it is very stressful doing things like this.
Electric room heaters
Less than half low-energy lighting
No wall insulation
Poor hot water cylinder insulation
Old non-condensing boiler
No TRVs
To some people that will mean "we need to spend thousands or bills will be massive".
EPC was done in 2014 though - has nothing been updated since then?
I'm in the market for a bungalow and low EPCs really put me off. My older friends pay £7K p.a. for heating their detached house. They can afford this. I cannot.I've seen a EPC saying 'double glazing' when in fact it was single throughout. Too many charlatans among these surveyors. And the bit "Less than half low-energy lighting" always amazes me. There are plenty of idiots in our authorities too.

I've just checked my EPC on line using the link, thank you, not sure where mine is filed at the moment.
Mine says that it is 'assumed' the flat roof is insulated. Can an assessor speak to the vendor, if he/she is present? She had the roof done in 2016 and had left me the invoice.£216 saved 24 October 20140 -

Thanks Soot2006, how interesting. I sold a listed, so haven't been through the process.

As others have said, it looks well maintained, though slightly dated, but I don't think the photos are very good.
It looks as though they were taken earlier in the year - I think outside, if you got a bit of colour into the planters and perhaps either replaced the pots that have left white parts on the patio, or see whether you can give it a good clean.
While the gravel etc doesn't appeal to me, I think a lot of people looking for bungalows are older people who may appreciate a low maintenance garden/yard. Pic 9 doesn't do you any favours, maybe take that out and leave 11?
I agree that the interior looks a bit grey, maybe add a little colour - a big bowl of flowers , and maybe red or yellow throws on the beds instead of blue.
I'd definitely review the EPC and see what could be done to affordably improve it.
IT struck me that there are lights on in all the rooms in the phots, despite them having been taken in daylight. That immediately made me think the house may be quite dark, so consider re taking them with the lights switched off, an a bright day.
All tjhat said, if you aren't getting viewings at all it's probably price. All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0 -

You know what, that almost ticks all my boxes. Corner plot, hospital, supermarkets, a museum, a library, a beach, a train station. A nature reserve. What more do people want.
Which? magazine's recent (2019) survey ranking Britain’s seaside resorts has said Bridlington is one of the worst in the country, scoring lower than Blackpool.
By contrast other coastal towns on the Yorkshire coast such as Whitby and Filey scored highly. So what you saying it’s a rough area full of rough people which would violently clash with my gentle and good nature manner?
I don't need to. Comparison site Crime Rate UK says:Bridlington is the most dangerous medium-sized town in the East Riding of Yorkshire, and is among the top 10 most dangerous overall out of the East Riding of Yorkshire's 171 towns, villages, and cities. The overall crime rate in Bridlington in 2022 was 107 crimes per 1,000 people.
In November 2022, Bridlington was the worst medium-sized town in the East Riding of Yorkshire for bicycle theft.
In December 2022 Bridlington was the East Riding of Yorkshire's most dangerous medium-sized town for burglary.
Bridlington recorded 34 reports of criminal damage and arson during December 2022, making its crime rate of 0.96 the worst medium-sized town for criminal damage and arson in the East Riding of Yorkshire that month.
The most common crimes in Bridlington are violence and sexual offencesThe Yorkshire coast has nicer places to live than Brid.
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales1 -
RelievedSheff said:That looks like a nice property for someone but the price is probably still a bit keen for the current market conditions.
You could stand firm for another few months. It might catch someone's attention.
If you are after a quicker sale though it does look as though a further price reduction may be in order.0
