    EPC is pretty poor - quick glance says:

    Electric room heaters
    Less than half low-energy lighting
    No wall insulation
    Poor hot water cylinder insulation
    Old non-condensing boiler
    No TRVs

    To some people that will mean "we need to spend thousands or bills will be massive".

    EPC was done in 2014 though - has nothing been updated since then?
    Built around 2000 without wall insulation and TVRs?! That's really hard to believe. And why on earth electric heaters in a relatively new bungalow?
    I'm in the market for a bungalow and low EPCs really put me off. My older friends pay £7K p.a. for heating their detached house. They can afford this. I cannot.
    Makes me wonder how well the EPC was done.

    I've seen a EPC saying 'double glazing' when in fact it was single throughout. Too many charlatans among these surveyors.
    And the bit "Less than half low-energy lighting" always amazes me. There are plenty of idiots in our authorities too.

    I've just checked my EPC on line using the link, thank you, not sure where mine is filed at the moment. 

    Mine says that it is 'assumed' the flat roof is insulated.  Can an assessor speak to the vendor, if he/she is present?  She had the roof done in 2016 and had left me the invoice.

    I think so, when we had ours done, the assessor asked me what the bulbs were so he didn't have to check for himself. I was sitting at my computer, working, and just said, they're all low energy LED type so that's what went n the report. I mean, it was true, but ...

    As others have said, it looks well maintained, though slightly dated, but I don't think the photos are very good.
    It looks as though they were taken earlier in the year - I think outside, if you got a bit of colour into the planters and perhaps either replaced the pots that have left white parts on the patio, or see whether you can give it a good clean.

    While the gravel etc doesn't appeal to me, I think a lot of people looking for bungalows are older people who may appreciate a low maintenance  garden/yard. Pic 9 doesn't do you any favours, maybe take that out and leave 11? 
    I agree that the interior looks a bit grey, maybe add a little colour - a big bowl of flowers , and maybe red or yellow throws on the beds instead of blue.

    I'd definitely review the EPC and see what could be done to affordably improve it.

    IT struck me that there are lights on in all the rooms in the phots, despite them having been taken in daylight. That immediately made me think the house may be quite dark, so consider re taking them with the lights switched off, an a bright day.

    All tjhat said, if you aren't getting viewings at all it's probably price.

    The most common crimes in Bridlington are violence and sexual offences

    The Yorkshire coast has nicer places to live than Brid.

    Is it possible that Brid scores so badly because it is actually the largest town covered by EROY Council, Hull being a separate unitary authority.

    That looks like a nice property for someone but the price is probably still a bit keen for the current market conditions.

    You could stand firm for another few months. It might catch someone's attention.

    If you are after a quicker sale though it does look as though a further price reduction may be in order.
    Yes, especially with the comments coming from Hunt about inflation.
