Help with selling a bungalow - advice needed

    I've just had a look at the Which survey and see Bamburgh is rated as No 1 - that explains why they have just started allowing dogs at the castle.

    Well that explains why a 5 bedroom newish detached house sold for 228k two years back. As someone always told me “their is always a reason why houses are cheap”.

    If I was to start a new post would you good people spec me a house for a certain budget where I can live with people like myself, would that work?  The thing is I’ll have to postpone such a post because I have locked in my money for another year in savings accounts.

    With such a post though I may get the sensitive types on my back again.

    Thanks for the reply youth_leader.    We didn't consider the EPC so we'll have a look at that.     Sorry to hear about the problems selling yours, it is very stressful doing things like this.   
    EPC is pretty poor - quick glance says:

    Electric room heaters
    Less than half low-energy lighting
    No wall insulation
    Poor hot water cylinder insulation
    Old non-condensing boiler
    No TRVs

    To some people that will mean "we need to spend thousands or bills will be massive".

    EPC was done in 2014 though - has nothing been updated since then?
    Built around 2000 without wall insulation and TVRs?! That's really hard to believe. And why on earth electric heaters in a relatively new bungalow?
    I'm in the market for a bungalow and low EPCs really put me off. My older friends pay £7K p.a. for heating their detached house. They can afford this. I cannot.

    The most common crimes in Bridlington are violence and sexual offences

    When the flat resin roof of this bungalow was blown off in Storm Arwen, as it was apparently 'new' in 2016, I was surprised to find it hadn't been insulated.  It seemed no thicker than a shed roof.  When it was replaced I paid the extra for it to be insulated.

    They're all searchable at Energy performance certificate (EPC) – Find an energy certificate – GOV.UK (find-energy-certificate.service.gov.uk).

    No mention of electric room heaters as far as I can see....

    Yes, I agree, it does seem odd.  Makes me wonder how well the EPC was done.

    Even if it's not true, it's something that people might be put off by.

    Mine doesn't mention anything like that, so it doesn't really clarify - maybe it's up to the assessor if they list what they didn't see in an N/A category?

    I'll have a look at mine and see what it says.
    It's in the column headed "rating", so I guess they just don't affect the scores. But they're certainly all descriptions of features which exist at the property.
