    Seven days without hot water, if they’ve got someone onto it and we’re waiting for parts for example, isn’t unreasonable. It’s perfectly possible to boil a kettle and have a strip wash at the sink.

    Can you prove that your landlord entering the flat to deal with the flood wasn’t emergency?
    just under £400, I could ask a witness statement from  my previous neighbour, like my cleaner did

    I also have some tools missing which I think they did take while trying to remove the boiler from the flat and did flood the flat. it is not about the value of the tools it is about respect towards the tenant. both agency and landlord enjoy bulling tenants for no reason, what they did to me is nothing comparing with what they did to the previous tenants just before me, they had been left without hot water for 2 years, they were crying washing dishes with cold water for 2 winters.

    This is starting to sound more like a vendetta than anything else - adding random accusations of theft now too?

    I think you need to give this up, move on, and start again.  This is going nowhere.

    Yes it is about the No Deposit Option

    So you didn't pay a deposit and there is nothing to be returned. You paid an insurance policy which does not refund you.

    You did not pay a deposit, so no deposit needed protecting, and you will not get back the deposit that you have not paid.

    Yes I have access to legal help line but I find this forum more helpful , and it also help me when I ned to talk to the legal helpline.

    I understood I will not get any deposit back

    I did not understand what was the purpose of the Dispute Notification Claim Form sent to me by the agency, which I did feel it in with as much as details as I could possibly put in it, and also I did attach 16 extra documents between pictures and all the relevant documentation asked by the form and even more. I did sent back the completed form within the time asked by the agency. On the form says that any decision made by the Alternative Dispute Resolution (HF Resolution Ltd) will be binding on me my Landlord/Agent, and I have had any answer I do not even think the agency actually sent that form to HF Resolution Ltd.

    Have you read the reviews of HFresolution Ltd property redress service. Even if the paperwork has gone in, I wouldn’t be holding my breath. 
    I think you may need to chalk this one up to experience.
