Is it worth applying pressure or am I being messed about?

    Just a further update to say another week has gone by with zero update from the solicitors or the estate agents. The estate agent seem to avoid the question and the solicitor is chasing our buyers solicitor every few days and just gets a response that the buyers solicitor is still dealing with enquiries with their buyers solicitor. 

    The deadline I gave to agree a completion date is this coming Friday (14th) but I’m well aware that if the issue is the lender rather than the solicitors not getting their acts together, then no amount of pressure or deadlines will make any difference, but I’m not prepared to just wait indefinitely. 

    Had I put the house back on the market 8 weeks ago like my gut told me to, the house likely would be at the end of the process with a different buyer in a couple of weeks.

    They won't update you if there is no update.

    The EA won't know anything about what is happening legally, so he avoids the question because he doesn't know.

    Your choice whether to wait indefinitely or not wait indefinitely.  Not waiting indefinitely will likely mean walking away.

    It's OP's buyer's house that has the issue with the Land Registry not matching, not OP's house.

    Sorry, yes, as @Tiglet2 says, it's our buyers house that has the issue. Last time I spoke to the EA they said that if the lender wouldn't accept the solution the solicitor had suggested, they couldn't even estimate how long it would take to resolve the issue, possibly months.

    We have a slight update today. Our EA phoned this morning to say the solicitors at the bottom of the chain has agreed a way forward. Our buyers now need to get a drawing from a surveyor and as soon as the solicitor has that, will agree to complete and deal with the rest of the land registry filing after completion due to how backlogged land registry are.

    We're all eager to complete as soon as possible so fingers and toes crossed the surveyor will be able to supply what's needed fairly quickly. 

    Our solicitor has said that usually it takes 5 working days to get redemption statements and drawn down funds from lenders, so hopefully should complete by the end of the month.

    Still waiting to agree exchange/completion dates.

    The solicitor at the bottom of the chain required our buyers to have a new plan drawn up by a surveyor to deal with the issue with their sale. This was sent to our buyers solicitor last week and then the solicitor said they needed the 'original', so this was hand delivered last Friday. 

    Our buyers, the EA and our solicitors have all been trying to get hold of our buyers solicitor, and EA have been trying to get hold of our buyers buyers solicitor all week and it's been radio silence - nobody is getting any response, so not really sure what's going on now. 

    Our solicitor is starting to think there's another issue at the bottom of the chain that's causing the lack of responses, so not really sure where to go from here.

    Our EA was hopeful 2 weeks ago that we'd have completed within a week but that's clearly not happened, and at the moment nobody seems to be any wiser on when completion might actually take place.

    Just sick of it all now.

    Many conveyancers have far to big a workload. I've experienced this situation myself where the firm was overloaded with work and the first time their client learns about it is months into the process when everything runs incredibly slowly. In my case it didn't matter how many telephone calls I made, how frequently I complained or how frustrated I had become.......nothing was going to happen until they got around to doing it !

    Are you using a solicitor recommended to you ?

    So the enevitable happened today...buyers pulled out of purchasing our house due to the ongoing issue with their house. To say we are gutted is an understatement but house is now back on the market and already one viewing booked for next weekend. 

    Fortunately, we were realistic with our sale price from day one so even in todays market, our house is now the cheapest 4 bed detached in our area. Next cheapest is £10k more and then jumps up a further £30k so I'm hoping that will mean ours will sell again quickly. 

    Keeping everything crossed for a quick sale/quick progression this time around.
