    If you get a valuation booked in tomorrow for monday I would be surprised. Its not impossible, it really depends on the local area but I think you would be hard pushed. I would say more like mid-end of the week personally. 

    The valuations have had booked in the last week have been around 3-4 days.

    Valuations generally. They are all usually outsourced to someone like Connells or Countrywide so all lenders typically use the same companies.

    I submitted an application on the 3rd (last Saturday) we had the valuation instructed yesterday. 
    It sounds like you are maybe a day ahead of our application at the minute. But my applicants are a little further north than you are. The turn around times for surveyors will differ.

    Our valuation was instructed on Friday and is booked in for Tuesday. All being well we might have an offer in under 2 weeks.

  • Is your case TML and did you hold off on the val or is being done pre underwriting?

    Considering all our underwriting is all done and just waiting on the valuation, hopefully we’ll get it booked Monday/Tuesday and done by the end of the week with the offer to follow by the end of next week latest. Really need to exchange by 1st July

    I was off last week so have not had chance to speak to them, but on Friday they had instructed the valuation and they wanted a mortgage statement (presumably they had not been able to find it on the credit report). I uploaded the statement yesterday there are no issues on there so I am sure all will be fine. 

    There is nothing else outstanding at the moment.

    What I do with TML (and some other lenders) is to add a note to the application covering off everything I think they will ask. It tends to make things quicker.

    Still waiting on the actual Val go get booked.. this is painful haha

    2 WD turnaround so should have been today, will blow a fuse if not booked tomorrow for Monday survey and offer not in by end of next week! 

    Would really just like something not to be chasing/waiting for.

    Couple of my clients have had mortgage offers with Halifax in under a fortnight 
    I feel your pain, I've used my share of ""specialist"" banks in the past when I had terrible credit.

    But you can't really compare the mortgage lender timescales to Halifax, there's a lot more manual work and detail involved. I can remember my underwriting having taken 7-8 weeks many years ago and the broker said the process was entirely normal as no two applicants are the same.

    So hopefully Monday we'll get it booked, hopefully carried out a day or so after that and then their timescales for val review is within 2 working days so PG end of week for review is doable
