EPC calculation- any DIY guides out there??



Hi all, I let a small country cottage, never had an EPC as it's been let to the same family for ever, however I may have to sell in the medium term. I know that it's probably well down the scale in EPC terms, but before going to the trouble and expense of getting a proper EPC done (and scaring the tenants) I'd like to get an approximate idea of the scale of improvement the property might need to bring it up to minimum standard. Tried to find some help online but all I get is firms trying to sell me an EPC. Anyone idea where I can get a "Rough Guide To The EPC of Your House"?? Any help greatly appreciated.

Are any neighbours property in a similar style/age/size?

Given that two supposedly trained asssessors could give significantly different answers for the same property you have no chance.
Just do the obvious stuff - loft insulation, low energy lighting, double glazing if needed, condensing boiler if needed, timer, room stat (preferably two zones), TRVs. Then shell out £50ish for an EPC to see how you are doing. Choose an assessor who has given decent ratings locally in the past (they are all downloadable by postcode).

Have you had any quotes, ours was only £60 when we arranged it direct with a local surveyor.

No, not approached anyone yet, it's not really the cost, I just don't want to give my (elderly) tenants any reason to worry that I might be selling up (which I'm not). Hence a DIY approach as I know the house intimately and can answer any questions as to construction, fittings etc..

Why not simply say to them that given the soaring energy prices, you are getting someone in to review the property with a view to seeing what changes could be made to help make the property more energy efficient ?
