My neighbour wants to buy a strip of my garden about 9m2, how much should I charge him.

We will cover all legal costs.

    Depends what the land is useful for - extension? Growing potatos?

    Also how big a percentage of your garden is it? Removing half of a small garden will affect the value of your house more than removing a tiny sliver of a giant one.

    If you have a mortgage you will need their permission.

    Not nearly enough info to answer that - location, purpose, etc will affect price. Is he building a house? Extending his own garden? Using it for parking? Workshop? Will he need access over your land? As above, your lender will need to know (if you have one) as it will possibly de-value your own home (take that into account too with valuation). In your shoes, I'd get someone in to value it.

    The neighbour is building an extension and needs the strip of land for access.

    The land has no mortgage on it.

    It is only a small percentage of our garden.

    What is the price of land per sq mtr?

    There isn't a universal "price of land per sq mtr" any more than there's a standard "price of a house".

    By how much will the extension increase the value of his house?

    So, the land enables the neighbour to use his extension? In which case, it shouldn't be valued as garden land but as building land. £millions per acre, but the number of millions depends on location.

    If you have a mortgage on your house, you need your lender's permission to sell part of the land. That's even if the land is separately registered.

    No reliance should be placed on the above! Absolutely none, do you hear?
