Neighbours house purchase not on Land Registry?

    Was the property already registered? First registrations will take longer to be completed, as will any other complications to a straightforward change of ownership of a registered title.
    The previous owners purchase is on both Right Move and Land Registry free site. So it feels like it should be updated by now. 

    I wonder if there is a way to ask the land registry what’s going on? 
    Not sure whether the Land Registry will share information about a pending application with third parties. Have you checked the not-free Land Registry site i.e. if you download the current title is it just the previous owners' details?

    My daughter bought a 'repossessed' house.  It was only at a small discount - perhaps 15%? The sale doesn't exist on the publicly available data.  I checked with a friend who, at the time, worked for the Land Registry and he confirmed that....

    Data excluded from Price Paid Data

    Our Price Paid Data includes information on all residential property sales in England and Wales that are sold for value and are lodged with us for registration.

    Our Price Paid Data excludes:

    • sales that have not been lodged with HM Land Registry
    • sales that were not for value
    • transfers, conveyances, assignments or leases at a premium with nominal rent, which are:
      • ‘Right to buy’ sales at a discount
      • subject to an existing mortgage
      • to effect the sale of a share in a property, for example, a transfer between parties on divorce
      • by way of a gift
      • under a compulsory purchase order
      • under a court order
      • to Trustees appointed under Deed of appointment
    • Vesting Deeds Transmissions or Assents of more than one property

    I think last time I used the land registry service it filtered to 100 results or similar by default, missing my own property sale a few months before until an option to list all results was chosen?

    Have you looked at houseprices.io ?

    No. Because I don’t want to pay and get the old details, which are already freely available online.

    I don’t think it comes under any of those, it was bought sold the typical way. 

    Is there a reason why they weren’t register with land registry? It seems unlikely..

    I have now! Same as everywhere else; the previous sale is there but not the most recent.

    It might just be the solicitor hasn't finished lodging it yet? Maybe there were some requisitions and it's taking time to complete them? 
    Might be it gets listed eventually.

    Rightmove, zoopla, and the other various commercial sites(whether paid for or not) all get their information from the Land Registry.

    If it's not showing on the LR, it won't show elsewhere.

    As above "Data excluded..." there are various reasons the LR does not publicise the price paid.

    Other than that, it is likely to simply be a delay/backlog at the LR, and it will, in time, be updated. Some transactions take longer than others (1st registration, issue with the application etc), and some conveyancers are inefficient and simply 'forget' to send the application to the LR.

    Long story but I looked at a house interested in knowing what the owner had paid and details aren't on Land Registry and they bought in the early 2000s. I thought this odd so googled why it might be and one of the angers was that it could have been purchased via a company which I think is likely in the case I was looking at.

    We bought our house in 2008. The price we paid doesn't show up anywhere other than on the paid land registry title. No idea why. I was a bit worried at first but as it's on the official title, I'm assuming it's ok.
