You really need to focus your search on priorities and not just location.
I would be really annoyed as a seller if you wasted my time viewing my property to find that a year later you still hadn’t decided which location you wanted to live in.
Most people spend a lot of time making their homes presentable for viewings. You’ve wasted over 20 peoples time in booking viewings and to date are still compiling your list.
Sort out your priorities and then work off that basis otherwise you’re going to be looking for many years to come.
Alternatively, give Kirstie and Phil a call to see if they can help you find that needle in a haystack.

If you can afford Cambridge, Godalming and Harpenden, I would forget Bedford, Hemel, MK, Peterborough and Stevenage
If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales6 -
Go to an area. See if you like it. Look at the houses. See if you like what you can afford. Look at the commute. See if it's do-able.I agree location is very important. But you instinctively know if an area feels right for you. You just need to go and see2

I agree that you're probably overthinking this. I think it might really help to involve a third party in your search. Perhaps applying for the next Kirstie & Phil series really isn't a bad idea?

Though in general I agree the OP needs to narrow things down a tad.1 -
Is putting everything in such a detailed spreadsheet a professional habit? Thinking so from your username.
Narrow it down, you are definitely over analysing this. You are looking for a home not a fiscal return on investment for various options. (would you have that many if you were? I wouldn't)
I would narrow it down to far fewer favoured areas and a few priorities or other considerations.2 -
I haven’t read all your post tbh as it’s wayyyy too long. You are seriously overthinking this!In the 12 months you've been looking you’ve spent thousands on rent and interest rates have increased. You really need to decide on an area, maybe even rent in that area for a while if you’re not ready to commit to buying until you can make sure the area is right for youMFW 2025 #50: £1139.75/£600007/03/25: Mortgage: £67,000.00
