Sole agency agreement or Sole selling rights?

Hi, I'm meeting estate agents next week with a view to putting my house on the market when I've selected the agent I like.
I'm thinking through some issues and trying to anticipate questions/issues.
As I understand it if you agree to "sole selling rights" you will have to pay that estate agent, even if you find your own buyer. The problem I see here is that even if you do find your own buyer the agent might say the buyer has only become aware of the property because of the agents marketing (ie the buyer saw it on rightmove or saw the agents board in the garden) so the agent is entitled to their fee. I think it would be hard to argue against that.
I would welcome opinions/views. Thanks

In my experience sole selling rights is not recommended - stick with sole agency.0

Sole selling rights and sole agency are basically the same thing because unless you are going to market the house yourself you are unlikely to find your own buyer. They may see the board in your garden or see it on rightmove etc. but that’s because the estate agents have done their job like you said. They have placed the board and taken photos and uploaded them online. Without that how would people know your house is for sale?
Even if buyers see the board or see it online they are unlikely to knock on your door for a viewing. They will probably contact the EA for more details and a viewing0
