I have searched but cannot see this topic.
I am just wondering if it common practice to have a inspection before completion(as per below)?

"Generally, it would be prudent to re-inspect the property prior to the exchange of contracts, to check all doors
and windows have the keys and can be opened and closed without issue and that they are both lockable and
unlockable. Also we advise you to check the light switches, plug sockets, taps, toilets, showers all work, request
the heating system be turned on to confirm that it is in good working condition. If you find that any of the items
are not working, provided that this prior to the exchange of contracts, we recommend that you arrange with the
seller to have the issues fixed and ask the seller to provide receipts/invoices/guarantee etc. to confirm the same."

Its pretty common to have a viewing just before you exchange contracts, just double check everything is in order. If you have already exchanged contracts and not done this then you have no hope in getting things rectified if you find they don't work as you are committed to the sale, the seller will state all was working before exchange.2

Totally normal to inspect before Exchange (not between exchange and and completion!), especially if the property was rented or been empty and unheated for a while to ensure no unexpected damage or deterioration since you viewed it.
Also don't forget to arrange the buildings insurance from the point of exchange (not completion).

If I had my time again I would check everything before exchange as I have definitely experienced buyer beware. I had a Covid viewing and the vendor was really nervous - I didn't want to distress her by asking for another viewing. I now know her nervousness was because she was worried I'd find out all the floors were rotten!
There are lists of what to look at, this one is quite comprehensive. I think it is worth testing everything possible, within reason.
