Two Year Snag Worth it?

So I bought my new-built house almoat 2 years ago, I decided to do the snagging myself and caught a few things (I'm not a professional but I just spent too much to justify another £500-odd on an inspection).
Fast forward to now, I have ~20days left until my 2 year builder's warranty runs out and I was thinking of doing a final snagging survey. I saw quotes for ~£500 still.
Is it worth getting a "end of warranty" snagger so I can forward a final list of repairs to my developer... or should I do it myself (again)?

I always thought snagging was done at the start of the two years.
Once the original snag list is complete it's then down to faults rather than snags that appear in those first two years.
Two years is long enough to find most faults. What faults do you have?4 -

Many newbuild warranties include a 2 year builder's warranty - so some people feel it's sensible to have a snagging survey just before the 2 year warranty ends.
This might pick up snags which weren't noticeable when the property was first built. (e.g. part of the roofing was constructed badly, so it has now started to leak, etc).
A surveyor might also spot poor workmanship and/or poor materials which haven't caused a problem yet, but might do in the future (e.g. part of the roofing was constructed badly - it hasn't started leaking yet - but it won't last as long as it should.)
As with all surveys - you might find that the surveyor finds no snags to report, so you might feel you've wasted your money. (Or maybe you'll feel reassured.)
I guess things that influence your decision might include:
- Are you aware of any snags?
- Do you feel that the house is generally well built?
- Does the developer have a good reputation for quality, or have other owners complained of problems?

How many is some people? Very loose term.
I suspect very few coming up to two years will have a brand new snagging list company come in and pay them for this work. Very small percentage indeed.
I am well aware of the 2 year warranty thanks having had 3 new builds so far.
As asked earlier it would be nice to know the faults the OP currently has that has led them to believe they need to pay for someone to snag again before the warranty ends.0 -
90% of the faults I've had over the years have been fixed. The builders are still at the development so I'm confident if I compile the list before the expiration date I'll get most of the items done.
As for current snags, mainly just cracks from shrinking and weird creeks on the 3rd story (that would nice to get a professional opinion on).
I thought it's a pretty common thing to do a snagging before the 2-years elapse (as well when first getting the home)0 -
Creaking is normally not enough glue and or not enough fixings in the flooring. If the staircase normally needs screwing down again. Carpets up and rectify. Get that one in 👍
It is good the developers are still onsite. Shrinkage and cracks would be normal and probably not covered unless it's exterior render cracking in which case that should be put down on the list.
I really would think you can do most things yourself rather than shelling out £500?1 -
