How much - roughly, would this kitchen extension cost, now ?
We were quoted £30k - 3 years ago and unfortunately, didn't go ahead at the time - we want to revisit it now
The garden is on a slope - rear of house is 1 metre lower than front
We want a tiled pitched roof - not flat

    Obviously there are plenty of variables to this. To share our experience in the north west of England, for a 4.5m x 3.6m flat roof, brick built extension completed last year the cost was just under £40k. This included the building of a new retaining wall and patio laying in the garden as well as the building and plastering, plus a new consumer unit. We had a set of French doors and window fitted as well.

    Oh, we also had a new kitchen fitted as part of the project (not into the extension itself, which has become a dining room, but where our existing kitchen was) which added a further £11k.

    I think you might benefit from some professional design advice.  

    It's not the most practical design I've seen and I think it's important, when something is that tight on space that you design your kitchen in properly.  

    On the most basic level, if your door was at the end of the kitchen in the middle, then you'd free up the entire left hand wall for kitchen units.  

    What's happening in the old kitchen?

    OP says the garden is sloping down, and there’s a 1m drop down to garden level at the end of the extension. They may prefer the door at the side in order to avoid a fairly large set of stairs in the middle of the patio. 

    I would rather not have the cooker right next to the sink without any space to put a spoon or spatula down, but that may just be the best option in the space available. 

    Could the door go where the window is now and a window where the door is planned?

    We're building a house and know that material costs have increased during that time, you'll need to go out to builders/suppliers and get updated quotes to be sure.

    Off topic i also agree the layout could tweaked, if the external door can be moved to the inner lobby (cut out the side window), that'll free up more kitchen for units. Possibly more glass, door or windows onto the inner facing wall.

    Not just material costs - labour costs have also increased substantially.

    Oops, didn't read that. 

    Re: the spoon, if it's the best option in a space that hasn't been built yet, it definitely needs redesigning! 

    The other issue, guessing from most house layouts, is the the back door doesn't lead directly into the garden, or it's at least difficult to access the side return.  

    A single pitch roof may be a challenge, depending on the height of the upstairs windows - it might be difficult to get the required fall for tiles.

    You can go as low as 15° (Marley claim 12.5° with certain tiles) without too much difficulty. One option would be an apex roof which then gives you the ability to have a vaulted ceiling..
    As for the layout, I agree, put the door at the back if possible and have a galley style kitchen (and get rid of that american fridge/freezer). With a U shape layout, there are always corner units which invariably end up as dumping grounds for tat'n'crap as the space isn't really practical or usable.

    I prefer not to have an end door - the drop is too great and I need a slope (wheelchair accessible entry) - with a 1:10 slope - that would entail a 10 metre slope !
    We were considering a full width extension across the rear of the house with an archway through from the present back room - but that would be prohibitely expensive
    The roofline is a potential stumbling block - we currently have a 8 *12 conservatory in its place - the sloping roof does start very close to the upstairs window

    Only posting as a 'keen cook'.  Sorry no idea on costs.

    A small'ish extension, but across the whole back; knock down the wall between current kitchen and rear reception. Block current kitchen door?

    Patio doors in the newly extended rear reception and possibly no door in the new kitchen to give a better U shape.  Incorporate current kitchen with new, making a large entertaining space and keep the front room as a 'snug'.  The kitchen seriously needs a rethink but I'm hoping you were just getting the main elements in.

    It would involve more structural work but with the current plans, the rear reception will be shaded with the new extension.
