  • I don't really know what to suggest, is it coming through the ceiling then?

Any neighbour likely to have a key? Any emergency number for the landlord with a key? If it is a burst pipe from upstairs and the neighbour is out then you are justified calling them. Put a note under the neighbours door so he spots it as soon as he comes home, he could be home any minute now!
  • 'Contents insurance.' Angelkez will say what's that and where will I find it.

Not a great deal your landlord can do then. Have you got contents insurance?

The landlord could come out, enter the flat with the burst pipe and turn the stop tap off, I think you could call that an emergency
  • I'd at the very least move any furniture or electrical items well away from the flooding in the meantime.

A great plan, assuming the OP has the same landlord as the neighbour.

They could be or a neighbour might know, share the same landlord. Just trying to come up with suggestions for the Op to consider. Besides if I was a landlord and my flat was being flooded I would want to know so I can get there and try and deal with it rather than wait til the ceilings cave in and at least try and help my tenant!

Cheers, don't know what I am on about, I am a landlord! Had my fair share of water damage so know how catastrphic it can be to both landlord and tenant. I'd be highly cheesed off if my tenants didn't call me, but they did and I dealt with it, another was an empty house I was refurbishing and a whole ceiling fell down and the kitchen units were damaged and that was one day's worth of water from a dripping pipe.

You gave good advice on the electrics. Poster, if it's coming through the ceiling it will likely come through the light fitting so if it is anywhere near the electrics I would turn the fuse box off.

Phone the police, they will arrange to break in and turn the water off to the upstairs flat.

Hope you don't find someone asleep in the bath with the taps on!
