Prorty may not sell for days, weeks and even months but rest assured that a residential property
will get more than one viewing within 5 weeks if price does not look too far-fetched.

OP, take a step back, sleep on it and come back with a revised strategy, etc and good luck,
(Markets are slow, rates are high and may go a tad higher. People are feeling the pinch re fuel and food and many have got expensive car lease agreements etc and the war in Ukraine contiunes along with our harsh weather - reevaluate, and use another EA but check their T&C's re introductions etc as you dont want to pay 2 EA's - if you home goes at a lower price, there ones you want may be lower priced as well)

I think the mistake we made, based on the estate agents valuation/advice, was to go on the market at too high a price and to lose that important first couple of weeks of interest.
Although we realised ourselves really quickly when we weren't getting any viewings and we reduced it after the first week by £100,000and have just reduced it again by a further £50,000. So in total we have reduced it by £150,000 and still no joy.
The house is dated, by modern standards. It needs a new kitchen. Bathroom is fine, white suite, clean and functional.
It is priced to reflect this. I may post a link to Rightmove if I feel brave enough!And relist at a realistic price. Market is continuously changing downwards albeit, more slowly currently but it could change. Better to be slightly under market value to drive viewings and gain bidding offers. The market isn’t where it was in Summer 22 and I’m afraid you’re highly likely not to get prices close to those now. I’m seeing reductions daily on Rightmove which is happening to almost 4 in 5 houses!Having been looking at properties for 3 months now. I’ve realised a few things:
1. “DESPERATE” - if on with multiple agents and I personally wouldn’t go view. Almost like they are hiding something. It’s off putting.2. Multiple price drops again makes me not want to view as it seems undesirable and as much as I shouldn’t, I think about the resell ability.Best of luck! Must be a gut wrenching feeling!Always find comparables. You can ask, but you won’t always get what you want.

As previous posters have said, if it’s priced correctly it will sell, even in the current market. If it’s overpriced, unless someone loves it, it won’t.
As for £1m properties, it depends where you live as to how many viewing you should get.2006 LBM £28,000+ in debt.

tbh (and I don't want to hijack somebody else's thread really!) I'm more bothered from a personal POV when I'll get a choice of properties to buy because people bother to list them. Shame for the OP I'm not looking where they are really, or I'd be around like a shot!
