    But 5 weeks and one viewing means that there is something fundamentally wrong. IE the price. 
    Prorty may not sell for days, weeks and even months but rest assured that a residential property
    will get more than one viewing within 5 weeks if price does not look too far-fetched.
    I've a feeling you may have got this confused with another thread from today (that appears to have disappeared). No mention on this thread of only one viewing, geography also appears different.
    Yes - I suspect the OP of that one regretted posting the RM link. That one was in an area very close to me, and comparable with pricing in my area. They were trying to see a 2 bed house needing work at the price of a 3-bed presented well, for this area. 

    In the case of this thread OP, you’ve corrected the pricing, which should have moved you back to the top of the listings for anyone viewing by “newest listed” each time I think? Are other properties of a similar type selling in your area, or are they on a go slow too? Where I am for example there is simply no movement on FTB friendly flats at the moment - including on ones similar in size to ours but priced slightly lower because of the part of town they are in.

    OP from your figures it was initially on for over £1million ? 

    Wherever someone lives that is a hell of a lot of money to spend, so the pool of buyers is always going to be a lot smaller than for a £300K house. Plus I think the buyers would be a lot more picky about the house being dated and needing a new kitchen etc..  They are more likely to want somewhere they can move straight into with nothing needing doing.

    Did your agent give you any feedback from the viewings you had of anything the viewiers may have mentioned as negative points?

    I reckon three viewings in seven weeks is good going for a million pound plus property.  There are never going to be hundreds of people hovering eagerly over rightmove waiting for something to come up in this price bracket.  You just need to be patient.  The mistake was finding your dream home before having a buyer lined up for yours, but look on the bright side, even if that is back on the market there is a chance they won't find another buyer for it before you find one for yours.

    if you price it right it will, gone are the days over way over paying. We took a price from a few agents, sold it within a week but only x2 viewings
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    We can't reduce it any further. We have reduced it down to our bottom line 
    Don't mean to sound harsh but what you can afford to accept for it and what the market thinks it worth are two different things. You'll only sell for the latter. 

    How does your price, specs and condition compare to other properties for sale in your area?

     The area where I live  has quite a few million pound plus houses in quite a small area , what I have noticed for quite some time now & certainly for longer than a year that these prices and above have taken the hardest hit 

    The 500-750K priced houses seemed to move a lot quicker ,now this may sound a lot but in an AONB area of SE Oxfordshire that is a pretty average house price .

    I think the more expensive the house, the smaller the pool of buyers & those ones that also need bringing up to a nice standard is not something the people who can afford it want to do, they would rather pay more for them to just move in & live

    We can't reduce it any further. We have reduced it down to our bottom line because we don't want to lose the property that we have had our offer accepted on. The price reduction has not lead to the hoped for uptick in interest/viewings.
    The property market has dropped, thanks to the antics of Liz and Kwasi in September, and we went on the market too high. 
    7 weeks seems a long time, when you are constantly cleaning to a very high standard, in case of a last minute viewing.
    Ask for a reduction on the property you want to buy? Are you using PropertyLog to see what other sellers are doing?
