    What are the issues with installed services? Just saying poor joinery tells us nothing.
    You need to be clear on exactly what the problems are, what the impact is, and what you’ve done about it so far,  for anyone to offer any meaningful advice.

    It's snagging, the "poor joinery."

    About the shed, does this company take seriously Trustpilot (TP) reviews? By that I mean a company that will respond to a customer that is dissatisfied and leave a review accordingly if so consider this as a last resort.

    I life a co a negative review, a first ever out of over 200 reviews left over many years, Initially the played around saying the did not recognise me as a customer then got TP to contact me to confirm irrelevant stuff and that was repeated. When my review was not taken down by TP, they acted and sorted out something the should have done without question 3 months earlier. Then they wanted me to removed my review again saying the fault was fixed. I said no thanks as the post was factual and even before they wanted me to take it downn again, I'd updated it with the fix and I was happy with that but not the messing about. So it worked for me so do consider as stated as above but as a last resort.

    the new house is certified by LABC warranty and I will report to them as well as putting on TP.. 
    i will do the same for solicitors who seem to be taking the builder side..

    Solicitors deal with the legal transfer of the property into your name.  They don't deal with snagging or fixtures and fittings, unless it was specifically written into the contract.  Most solicitors would not visit the property so wouldn't know whether a shed was missing or missing installed services, for example.  As you have an LABC warranty, it would be best to take it up with them.  Was a snagging list done and rectified before you completed and this only came to light afterwards?

    I presume it was bought off-plan. Doubt all that many newbuild contracts are exchanged after any sheds have been plonked in place.

    good point - showing my age, I bought my first brand new house when it was fully built and ready to go. Do they have a walk round before completion etc?

    good point - showing my age, I bought my first brand new house when it was fully built and ready to go. Do they have a walk round before completion etc?
    i lived in a different city pretty distant so could not visit. the sale views did not show a shed but plan drawings that we used to discuss the property for services etc did show it...
    wondering LABC only covers the major defects and services and architectural feature, the shed, would be of their interest?

    > heating is also a major concern one of the rooms is not sensed by the thermostat therefore burning my own electricity..
