The property management company should be at the very top of the list for any complaints, they are supposed to be working for you.I always thought the PMC worked for the Freeholder ensuring the Freeholder complied with their responsibilities to the Leaseholders set out in the lease. Then backcharged the leaseholders for these costs minus the ground rent.
Of course, if the Freeholder (or PMC) has not been following the lease terms or misusing their status, there is always the courts or tribunals to make them comply.
- All land is owned. If you are not on yours, you are on someone else's
- When on someone else's be it a road, a pavement, a right of way or a property there are rules. Don't assume there are none.
- "Free parking" doesn't mean free of rules. Check the rules and if you don't like them, go elsewhere

Cheers for that and your help so far. I have to admit it is daunting reading other threads and realising there is a lot of work ahead. I'm not sure this is a slam dunk and I'm a bit worried I'll still have to pay a lot of the costs after doing a lot of work. But I am enjoying learning more about the legal process.
I talked with the property managers today but there is nothing they can do about it really. I'm not going to raise a fuss with them because we want a quiet life.
I have been looking in the forum for similar stories to mine where they won with so many claims at once. If you know of any similar threads to mine please do let me know.1
