  • We’ve done a similar change, though just moved a doorway, making access to the larger bedroom from the hall and the smaller bedroom only from the larger bedroom.

    It would only cost £400-£1k to put back in (dependant on your diy capability) so in theory, if you come to sell, you can just put it back up and separate the rooms.

  • When I was last house hunting I was quite keen on a house where this had been done, but it was taken off the market before I had a chance to view. While I was looking primarily at 3 bed houses (and that's what I bought) I knew that I didn't need the third bedroom to be used for that purpose as I wanted a home office, and I'd have been quite happy to use the dressing room for that had I bought that house.

    Overly simplistic 

    In certain areas a great 2 bed will attract higher prices than a 3 bed with tiny bedrooms and awkward layout.

    Even if it was a stud wall, it could have been providing structural support for part of the building - e.g. supporting ceiling joists or bracing of an internal wall. It is never wise to remove any wall without expert opinion..

    This is the key question.

    Assuming it was not a supporting wall and an RSJ was provided in its place, you can simply have someone come in and build a stud wall to create the extra bedroom but this assumes it has a separate entrance without going through the original bedroom.
