3rd bedroom converted to dressing room....

We are looking to buy.  Have seen a house which would be fine for us but we are wondering about how others would view it when they came to buy off us in the future.  The house originally had 3 bedrooms.  The current owners have removed a wall so that 2 of the bedrooms are now 1 long bedroom with a dressing room at 1 end.  Wall is completely gone so no possibility of it being 2 separate rooms unless the wall was put back.  My understanding was that it was always best to not reduce the number of bedrooms?  The asking price is on par with 3 bedroom houses on the same road.  So just wondering how others view this?  Thanks

    If it suits your purposes go for it, maybe offer less as it's a two bedroom house. Presumably it is marketed as a two bed. 
    When you come to sell you can hope someone similar to yourselves comes along.

  • Taking down / putting up a wall doesnt change the floorplan and should not magically affect value, it’s pretty much cosmetics only.
    i would not be too concerned but also wouldnt naively expect that by simply putting up a wall in a few years and calling it a 3 bedroom increases value on top of what you might pay today

    If I was in the market for a 2 bed house I would consider it, but I wouldn't if I wanted a 3 bed
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    if you put the wall back up would you need to go through a bedroom to get to a bedroom?
  • Most new 4 bed houses have less floor space than my 3 bed cottage. You can easily put a stud wall in. It's about floor space not how bits of hard board have been put in.

    Depends how many bedrooms you need I suppose. If you don’t need three bedrooms would probably prefer to have one big bedroom. If you need three bedrooms then it’s not suitable. 

    I wouldn’t worry too much about resale value.

    Elsewhere on the forum a similar issue is being discussed in a bungalow. If the doorway still exists to bedroom.dressing room it would be  easy to reinstate stud wall if necessary in the future. The square footage remains the same as other houses  in the street.

    We saw a house where a large room had been split into 2 bedrooms. It sort of worked but both rooms felt a little cramped and that was a long thin rectangular room with appropriatelyplaced windows to enable a split (we saw identical house in street a few months Earlier).
