    Thanks. I am buying to stay. I suppose I don't really need one. She has given me one with the contract but it ran out last week. I just wanted to make sure its all OK. I'm not sure what the meter is. I have been told it's just a smart meter and the supply has been turned off vecause the house has been empty for 6 months

    Just for info - The reason that most solicitors would advise the seller not to pay for the check is that it can literally only leave them in a worse position - as I understand it. If all is good, they are still down the cost of the inspection and certification, and of it’s not all good it leaves them open to a buyer wanting to negotiate the price down as a result! 

    If you are happy with the price you’ve agreed on, then I think you have to be prepared that there may be some costs associated with the boiler on moving in. At least it will hopefully be at a slightly warmer time of year!

    if the meter is a smart meter, then with luck the supplier will be able to change it remotely to a credit meter even if it is prepay now. Any debt on the meter will be wiped when you set up an account with the supplier in any event.
