It does strike me as a shame that people can’t just be transparent and honest in their dealings though. It’s reached the stage now where agents look at you blankly if you say you want to be ethical and honest about things and not play games - and that applies whether you are selling or buying. We’ve agreed that we are intending to treat other parties as we would want to be treated ourselves - whilst not a huge believer in karma, at least I’ll be able to sit comfortably with my own conscience later.They’re almost very similar. One has an extension, the other has a bigger garden… both valued the same!
Buying a home or playing silly games?
You are certainly not the sort of buyer we would entertain dealing with.
As i say, it’s good enough for sellers in a sellers market to have bids, so why not buyers in a buyers market.Always find comparables. You can ask, but you won’t always get what you want.

Might just be me but if three houses in close-ish proximity went up for sale around the same time, I'd be looking for properties elsewhere.
Why are three families wanting to leave the same area?
I wouldn't play it at all because I'd be convinced there was a problem somewhere.

It wouldn't take long for either seller or agent to figure you out and effectively lock you out. By all means use one property against each other in terms of what the lacking has to offer to gain and advantage but it sounds exhausting trying to play seller against seller let alone the morals of it all.
Be bold in ensuring both sellers know you are viewing each property (like a peacock), let each EA know you are extremely interested in both properties, they will do the legwork for you.1 -
For many people looking to buy a house there will be more than one property they could be interested in - this situation is not really unusual- just the properties are a bit closer together than often.

If they both went on the market at the same time you might want to look into why they are selling. Might be some issue with the area.1
