    Generally, they will of course both be aware of the other property on the market and what the asking price is, so they'll know they are "competing" against the neighbour. But I expect the properties aren't quite identical, and in any event the sellers are likely to have different circumstances (motivation to sell, whether they also need to buy, etc), so doing a straight comparison isn't necessarily going to work.

    Very true, but both balance out if that makes sense. Prefer not to give too much details to reserve anonymity. Worth a chat with the EAs in the week.
    Always find comparables. You can ask, but you won’t always get what you want.

  • Are the two properties identical then? I mean in terms of finish, any work required etc? Otherwise surely this is comparing apples and oranges?

    It does strike me as a shame that people can’t just be transparent and honest in their dealings though. It’s reached the stage now where agents look at you blankly if you say you want to be ethical and honest about things and not play games - and that applies whether you are selling or buying. We’ve agreed that we are intending to treat other parties as we would want to be treated ourselves - whilst not a huge believer in karma, at least I’ll be able to sit comfortably with my own conscience later. 
    Ohh 100% agree with you on ethical and moral points. I’m a fair person and happy to pay what a property is worth. On the off chance a situation like this happens, one has to ask if a better deal can be made (just like best and final offers for buyers). 

    They’re almost very similar. One has an extension, the other has a bigger garden… both valued the same! 
    Always find comparables. You can ask, but you won’t always get what you want.

    So which of those would be of more value to you? Do you need the space the extension gives? Do you have time and inclination to look after the bigger garden? If all other aspects including price are the same, surely the property to go for is the one that suits your requirements more closely - and if neither are “quite right”  then it’s probably time to keep looking?

    Stop trying to make deals, or 'trick' a seller into reducing their price. Just negotiate up to your best offer and they will either say yes or no.

    As you say, you are happy to pay what a house is worth. If you and the seller agree on that figure, then you will buy somewhere, if not you will keep getting rejected and have to keep looking.
