Generally, they will of course both be aware of the other property on the market and what the asking price is, so they'll know they are "competing" against the neighbour. But I expect the properties aren't quite identical, and in any event the sellers are likely to have different circumstances (motivation to sell, whether they also need to buy, etc), so doing a straight comparison isn't necessarily going to work.1

Are the two properties identical then? I mean in terms of finish, any work required etc? Otherwise surely this is comparing apples and oranges?
It does strike me as a shame that people can’t just be transparent and honest in their dealings though. It’s reached the stage now where agents look at you blankly if you say you want to be ethical and honest about things and not play games - and that applies whether you are selling or buying. Ohh 100% agree with you on ethical and moral points. I’m a fair person and happy to pay what a property is worth. Buying a home or playing silly games?
You are certainly not the sort of buyer we would entertain dealing with.5 -
So which of those would be of more value to you? Do you need the space the extension gives? Do you have time and inclination to look after the bigger garden? If all other aspects including price are the same, surely the property to go for is the one that suits your requirements more closely - and if neither are “quite right” then it’s probably time to keep looking?fackers_2 said:

Stop trying to make deals, or 'trick' a seller into reducing their price. Just negotiate up to your best offer and they will either say yes or no.
As you say, you are happy to pay what a house is worth. If you and the seller agree on that figure, then you will buy somewhere, if not you will keep getting rejected and have to keep looking.1 -
