If you really want this property then make an offer you're prepared to buy it at - all this shillyshallying around is getting you nowhere. If the vendor has gone abroad (after taking 4 WEEKS to respond to your original offer) then he/she is in no rush to sell. Maybe they are waiting for the right price to come along; they certainly don't sound desperate enough to take any offer that comes along. For all you know they could almost own the place outright and are not bothered how long it will take to shift.
Remember- you're going to have this dilemma with any property you want - wondering if you can get it cheaper. Just be careful you don't let something you love slip out your fingers.0 -
While I totally agree with your sentiments, my problems are mainly with how the negotiating has been handled by the devious estate agent, and the length of the period to negotiate. I would happily have let the original offer stand (and obviously should have done), but having looked for 6 months this was the best property we have seen. However, it is not faultless and needs plenty spent on it. We're also concerned about some settlement cracks on the exterior - but this is on a hill on London clay and we have encountered settlement issues before in the parental home, where every house on the block has been underpinned. We obviously don't love it enough to be pushed to move upwards in the current financial climate. It's not a question of just getting something cheaper - it is getting something at the right price, that is what we perceive the right price to be.0
