  • she left the uk at the beginning of last week and is not returning until the end of january when I assume that she is packing up for good. Macaque, I think that you are right the EA was holding out for something better, even though he had nudged us up before I think he even put our offer forward to the vendor. Anyway I'm sitting tight till he gets back to us: haven't gone in with a figure yet.

    Why not go back to the EA and say that you still like the flat but with the current economic climate, righmove fugures of falling prices etc you are not prepared to now make the offer that you had before and that you want to leave it for a few weeks.

    Don't put any figure in currently, wait for them to start making offers to you.

  • we've decided to do nothing and let the agent chase us, for a change! We'll see what happens in the new year to the market generally and look at other properties.

    This has to be good advice for anyone burdened with unreasonable or greedy sellers. Its amazing how many property sellers still havn't twigged that the boat has gone. Property is yesterday's investment. The only people buying today just want a home to live in. If the seller trys to keep prospective buyers dangling or tries to gazump them they will lose them and may have to slash their prices to find another buyer.
  • We had offers on three different houses that were turned down before the Northern Rock problems (they weren't all at the same time, when one was rejected we made one on another house). All three sellers eventually came back post Northern Rock and all the bad news about house prices accepting the original offer. In one case this was after 10 weeks!

    In each case we are no longer prepared to pay what we originally offered and are letting them chase us. One has reduced to £55000 below what we originally offered......

    i have just turned down a 4 bed detached that i looked at in august @£345,000 and last week the ea phoned me and said that the house is now available if we agree to a quick exchange for cash at the price off £249,999 told him i was not intrested and would have a look at the market again in june/july. he is one of the nationals and has sold 8 houses where i live since oct this year...my heart bleeds for both of them

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

  • thanks all for making this thread such interesting reading. i'll now have to try and forget about this over xmas and psych myself up for a tougher stance vis a vis estate agents in the new year!
