    So your expectation is that people who can't afford to sell at a loss will slash their rent demands?  Seems like funky logic to me.

    i know buying makes sense but i had the arbitrary target in mind of being out before my next birthday at the end of august , so if i buy i will miss that target. i dont like the thought of being at home at 42 which is why it was my ultimate deadline to be out.
    that deadline can now only be met by renting or going on spare room. if i got a room id also have to explain to parents why i am going to live with strangers instead of them. if i could get rid of the target i could re consider buying now and waiting for that but i am annoyed at myself for possibly missing the deadline.

    It might make sense at some point, I don`t think it makes any sense at the moment, the market has to shake itself out first, that is why the U.S paused, they need to see the effects of normalising rates for a while, all potential house buyers should do the same IMO.

    Not this again ..why do you have to explain?! You're an adult, and living with strangers is a very different dynamic to parents anyway. Just move out! I don't get how you ever lived away from them before, how come you managed it last time but not now? It's genuinely confusing..

    I suspect this thread only exists to give Crashy/sarahmitty opportunities to write the same magical thinking nonsense over and over again.

    The OP constantly shifts focus between totally facile problems for no apparent reason other than to keep the thread going. Now there's an arbitrary and meaningless deadline of his 42nd birthday suddenly appeared to reset the discussion again?!  Sorry I'm not buying it.

    the 42 target was in my mind an absolute latest to be out, im worrying now its getting close.
    as i said i want to buy as the long term plan, and i think ill know when i see the right place, but its not available right now. im confident in the next year or two ill see what i want come on the market.
    in the meantime i still need to move out. private rental is proving hard due to lacl of supply and prices driven up above my realistic means without eating into my savings. i cant pay1200 per month. theres a few nearer 800-900 but they are in areas i dont particulary like , cheaper areas for a reason. if push come to shove i may go down that route and plan to view a couple anyway to get a feel for those areas and imagine if i could live there in that specific property.
    my only last option is looking at spare room as its a lot cheaper as all bills are included, i just would have to share some facilities with other people, but due to more supply i could probably choose an area i like. i may even make some new friends by diving in the deep end in this way.

    You don't like sharing a house with your parents, whose 'quirks' you are probably used to, how are you going to cope sharing a house with strangers who won't empty the bins, turn off their music when you want to sleep, have friends round who get in the way/don't suit you? Unless you can find someone you know and like, I really wouldn't!

    Interest rates won't be an issue to the OP. If they have that much savings, that much net income, and their parents aren't charging them a market rent, then they'll be saving money hand over fist and can walz down for a nice two bed end terrace!
