    The economics of suing someone for a few hundred pounds depend on whether you do the work in house, and how much you value your time. It’s certainly not worth employing a solicitor, as you can’t claim the legal fees back, and the fees will be much more than you are claiming.

    For £280, if there’s some ambiguity about the contract, it would probably not be worth trying. 
    No reliance should be placed on the above! Absolutely none, do you hear?

    Had the estate agent done a good job I would not quibble but they performed pretty poorly.  They valued my house and marketed it and after 2 weeks dropped the price by 25k and after another 10 days wanted to reduce it by another 25k. After I was advise to accept an offer they said they would still carry out viewings as the buyers finance was not approved. Again they said that they would not accept offers unless the buyer had finance in place. However in that time they refused viewings. I do not believe that they obtained the best price for me.They are just lazy.
