PLEASE READ BEFORE POSTING: Hello Forumites! In order to help keep the Forum a useful, safe and friendly place for our users, discussions around non-MoneySaving matters are not permitted per the Forum rules. While we understand that mentioning house prices may sometimes be relevant to a user's specific MoneySaving situation, we ask that you please avoid veering into broad, general debates about the market, the economy and politics, as these can unfortunately lead to abusive or hateful behaviour. Threads that are found to have derailed into wider discussions may be removed. Users who repeatedly disregard this may have their Forum account banned. Please also avoid posting personally identifiable information, including links to your own online property listing which may reveal your address. Thank you for your understanding.

I could ask you the same question!
The difference is one approach is more formal than the other, and a better springboard if (god forbid!) you end up making a claim in court.
Which of course is your ultimate 'recourse'.
Once I'd served notice officially, the LL agreed to allow us to withhold the rent which covered just over 2/3 of the owed amount. LL is now holding onto the rest of the money for some unknown reason - and barely responding to messages asking exactly when we'll receive the rest of it, claiming that they are waiting for the insurers to pay out. We are due to vacate his premises this week. What should I do to get the rest of the money?1 -
Send a letter before action to the address for the serving of notices. If you've have not made a mistake, you've made nothing1
