  • Disregard the guff that EA gives… use the data in front of you. Prices are falling in ALL areas.



    Always find comparables. You can ask, but you won’t always get what you want. 

    House prices are now falling as they were in 2008… A correction is happening - Jan 2023

    Dropping the price of the house would not bother me, but as there have been so few viewers on it, it seems like there's little feedback to go on.
    Mi-key mentioned the Range Rover fraternity, and this has become that kind of place in the past decade. When we got here there were still council tenants in the street but there are barely any now. It's all 4x4s and little flat sports cars now (God knows how the latter cope with the appalling potholes round here, I have trouble stopping our old Renault from losing its undercarriage). Anyway, there does not seem to be a shortage of readies locally, even if it is all borrowed.

    I think you have found the problem, the other poster is talking about maybe 5 - 10% of the population that are living the Range Rover and four expensive holidays a year without borrowing, the rest are paying for it monthly and putting it on the plastic, neither group are likely to be interested in anything overpriced in this climate to be honest.

    I went food shopping yesterday and was parked next to an Abarth, when I came out I had a Cobra on the other side of me. Didn't half make my wee Swift look tatty :D

    Around 33% of all properties are bought with cash and no borrowing. If someone can afford to buy a house outright when they could have used a mortgage at say 5% then they're unlikely to be paying for a holiday on plastic with an APR of 25%.
    You are massively underestimating how much wealth and cash is out there in the UK...

    An interesting point. We will be buying ours for cash if ever this one sells. If.

    I should point out that none of the viewers have reported back that the house is too expensive. We have had not suitable for us, smaller bedrooms too small (don't think they are particularly), garden too big (really?! It's hardly a park) and there's no garage (there is off-street parking). The only folk suggesting it is overpriced is the EA. But there are plenty of other houses locally, including some on their books, which are similar sized spaces ins lightly worse locations which are dearer than ours, some incredibly so. Of course, they aren't selling either.

    I think you'll sell. People need to get over/pay for Xmas and then in the spring they start looking at moving and the circle turns again. We're nearly in spring now, it'll happen :)
