GSHP CoPs and Vertical Bores

Hello everyone

We have a Vaillant 10kW GSHP with flow temperature (UFH) of about 36 degrees. However, it's only running with a CoP of about 3.3, which seems quite poor for a GSHP.

The ground loop consists of two vertical bores, each to 100m. The system was installed by the previous house owners, and I believe them (despite no access hatches).. but whether they were ripped off is another question.

The ground loop is only giving a temperature of about 5 degrees at the moment, which seems poor for a vertical bore system. Does anyone have experience of what vertical bores should be giving? We live in London.

Assuming it's more than 5 degrees (10 perhaps?) that might be a cause of our CoP of 3.3 rather than 4+. But I suspect there's not much we can about it... short of digging up the entire garden.

Any thoughts would be appreciated!
