Tried and Failed to buy the property we rent - try again or move on

We once moved 265m down the road and were very torn between using professionals or mates + reward of beer. With stairs at both ends we went for the later but had some bit silly conversations about the risk of the van being too small and the extra cost if they had to make an extra trip etcFreeBear said:
At least you would save on removal costs... I know of one guy that moved a few doors down and the family pitched in to cart all the possessions the 100 yards or so. Have pictures somewhere of him gingerly maneuvering a ruddy great milling machine down the road on a set of skates

Just an update we have had our offer accepted so happy days :-)
But the sellers have stated "agreed subject to exchange within 4 weeks" they are a large Limited company registered in Jersey
We have instructed a local solicitor and they have agreed to proceed but they have concerns around the timeline title deeds etc and cant guarantee this can be done within said time.
We are cash buyers with funds in place
Just looking for any advice or anything that can be done to speed this up (easter bank holidays fall towards the end of 4 weeks)1 -
It sounds like a fairly simple cash purchase - no need for survey/valuation unless you want them (no waiting on mortgage approvals). So it's just your solicitor drafting the contracts and doing the legally required checks (proving your source of funds and the owner's right to sell, getting the info from the land registry etc).
If you can make sure you have your paperwork ready to go (valid current ID, bank statements showing where the cash has come from going back a couple of years) then theoretically it could be done in a couple of weeks.
Just be proactive with your solicitor about what/when the next step is and what you need to do; try to turn anything they need from you around either same day or next day.I'm not an early bird or a night owl; I’m some form of permanently exhausted pigeon.1 -
Thanks for that, we have everything paperwork ready to go the solicitors main concern was the title deeds can take 4 - 6 weeks is this normally quicker?ArbitraryRandom said:It sounds like a fairly simple cash purchase - no need for survey/valuation unless you want them (no waiting on mortgage approvals). That's the problem, it can depend on how busy they are; I've known them to come back in a week but I've also known them to take a month, and it could take longer.iishappy said:

Your solicitor is trying to manage your expectations by warning that 4 weeks is relatively very fast, but also realistically the seller isn't likely to actually insist you forget the whole thing if it takes 5 weeks. They just don't want it dragging on 6 months.
EDIT: might be worth asking here re current timescales: https://forums.moneysavingexpert.com/discussion/5685941/land-registry-questions/p477I'm not an early bird or a night owl; I’m some form of permanently exhausted pigeon.1
