Which country is property in please?

You have absolutely no paper or electronic files or records,

England. I have no records of the purchase.

I also forgot to say that I have already sold the property, so I am no longer on the current title register.
So UK CGT due, to be declared AND PAID within 60 days of sale, Surely?

Or is there a tax agreement between UK & Germany saying otherwise?

    Any rental income?

    Own goal...

Already did that after the sale. No tax was due.

How did you manage to complete the CGT calc without knowing the purchase costs?
(By which I assume you mean purchase price, as that is all that would be shown on LR records)

I knew the purchase costs. I still know the purchase costs. But I need proof that I purchased the property to submit to the tax authorities in Germany.

Thanks for explaining. I know nothing about German tax authorities, but it’s odd they want proof of purchase.
Hope LR provides the evidence you need.

Off topic but did your Probate sale complete successfully?

Yeah, I didn't realise that I needed to declare the property sale from 2017 as income in Germany. Germany don't tax it as a capital gain, however it does impact the tax rate you pay. So I need to do a 2017 tax return in Germany.

I've applied for the historic Title Register from LR, however it is done by post, so it will take some time. I am also going to ask my conveyancer from the 2017 sale if they have a copy of the Title Register from when I sold the property.

The first buyer for the probate property fell through, however the new buyer is in the enquiries stage. Hopefully exchange can happen this month. Fingers crossed.

The Land Registry should have a copy of your signed Transfer (TR1) on their records, so approach them
  • Good news. I got a historical copy from the land registry, and the solicitor that handled the sale also have me a copy they had in storage from when they sold the property.
