I sunk £50k into an unsellable flat.

OP, as others have said, the photos and the agents listing are both really bad (assuming that flat has been correctly identified)
I would suggest that you consider taking it off the market, either right away or as soon as whatever period you are tied to that agent for ends.
Selling so soon after buying is a re flag - in your case, it sounds as though it was for personal reasons but often it is an indication that there is an issue with the proerty or the street, so it will put people off.
IF you are living at home and planning to save up, would it be fesible for you to rent it for a whl? You would need consent to let from your lender, but renters may be less concered about the weird layout if they are not planning to stay long term, and you could perhaps look into whether you could alter that - e.g. move the WC into the bathroom (possibly switching the bath for a shower if it won't fit without) or even looking at turning the smallest bedroom into a bathroom, putting a loo and shower in the current batroom and taking out the current loo altogether.
think about how you can rearrange furniture etc - the area marked 'lobby' seems to be so much wasted space - why not designate that as living room and the it of the kitchen an living / dining area?
I thnk a bit of TLC with regad to presentation would help - it's surprising what things like fresh paint, and a bit of colour could. For instnace, the bedroom phonto shws a nice enough room, but a picture or two on the walls, and maybe a coloured thrpw or cushion would brighten it up a bit - also - that looks like a double bed pushed into a corner - is there space to move it out so it would actually be possible for two people to get into it , one frm ach side? it might help make it look less cramped if so.
In the living area, see if you can get the carpet properly laid and then add a bit of colpur and maybe some bright coffee table books or a bowl of fresh fruit, for the photos and any viewings.
It's hard,my frst house took nearly a year to sell and I sold it for £1000 less than I orginally paid, - I'd had to move for work reasons and like you ended up living back at home for some of that time, and trying to sell from a distance, but I got there in the end. I'm sure you will too.
All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)1 -
There’s a limit to what can be done to the layout in the basement without the building collapsing, but the lobby seems an awful lot of wasted space.
No reliance should be placed on the above! Absolutely none, do you hear?1 -
Let anyone buying it imagine their own changes/renovations, don`t waste any more money on this flat.3

I agree the photos are awful. They make it look very unlived in and more like somewhere an amateur developer has just painted everything white and stuck some cheap carpet and kitchen units in to try and flip it. It doesn't really give the feeling of it being a home, it looks more like an old office that has had a bed put in one room ( which maybe is what it is? )
Having a toilet that opens into the living room is very strange, and would be offputing for me ( what do you do if you have guests round ! )
Also really not sure bedroom 3 counts as a bedroom, a 2m square room may just get a bed in for a child but would struggle for an adult with even a single bed in there
Maybe give the outside a paint as it looks quite scruffy from the road ? Decluttering is fine for selling, but not to make it look like nobody lives there, try and give it a bit of colour and character just from cheap things like cushions, throws, a few pictures on the walls, some fake plants dotted around
Saying that, I don't think its a bad flat, it could easily be made quite nice for not a huge amount of money and a bit of juggling the space around.

I'm doubtful the OP is going to respond to any of this.

Anyway.... with any luck the Op is making progress with issues they face."Do not attribute to conspiracy what can adequately be explained by incompetence" - rogerblack0 -
NameUnavailable said:You're 23. I'm guessing the flat was bought with the idea of living their with a partner?Turn it around, you have a property which you should look at more practically. Could you live there and get a lodger or maybe 2 in? Income to help you pay the mortgage/bills and make improvements over time. Instead of living at home for 2 years see it as a 2 year plan to prepare to sell it and move on then.Sharing will maybe make the place feel less like 'yours' and just a place where you're living at the moment. Also I understand that Aldershot is having money spent on the town centre and should show improvement in both facilities and prices in time.0

I was going to respond to the OP but I see they have not replied to any of the advice expressed by others. Whilst they might not hve daily access to the net I would have expected anyone seeking advice to have given us an update by now1
