It's funny you mention that - we were entirely delighted to spot that the flat roof on the brick-built shed of the property we are hoping to buy, shown under a tarpaulin on streetview, was sporting a spiffing new layer of roofing felt when we view on Saturday!

Yes, that's how we're looking at it, @EH. I have not the first clue how much we'd expect to pay for a replacement small flat roof & I know there are options other than roofing felt too these days, but it does make sense to start building up the House & Garden Pot. While I was project managing our house refurbishment, I had a separate budget & got used to the security of knowing I could dip into it for house improvement things as required. There was some money left from this lump sum, but at the end of all the work, I used it to start off our car replacement fund & also put some aside to cover the private dental work which I will be enduring this year. I think I'm overthinking it tbh, it's the sort of thing that would keep me awake in the early hours, a bit like your dining table measurements. I think the best way forward, as already identified at our Money Summit is to carry on sticking (like the very stickiest of sticky glues) to our core budget & building our Savings Pots, with a particular prioritisation of the House & Garden Pot.
Good to see that the house you viewed had sorted out the dodgy bit of flat roof. I'd have looked at that too!

We had our kitchen extension flat roof replaced 6 years ago when we had the new kitchen but no idea how much it cost as the builder quoted for a job lot as a whole. Incidentally Mr SA used to be a roofer but not flat ones, he was a slater and specialised in listed buildings, he did a lot of work in your neck of the woods.I get knocked down but I get up again (Chumbawamba, Tubthumping)8

Not a leaky roof, but a leaky skylight here, in the single storey kitchen extension. Currently in discussion with the manufacturer re replacement estimates etc, and it looks to be more expensive than when we had this bit of roof itself done a few years ago (a tiled pent roof, not a flat one). We are already awaiting the replacement of the front door, which we had planned, not knowing that this other money eater would rear its ugly head7

When I moved in i soon needed both my flat roofs sorting. Guaranteed for 10 years lasted nearly 20. My new ones are guaranteed for 20 years but I was told to expect 30 out of them. Mine also were not too expensive as he was contracted to do schools with much bigger roofs & he used the offcuts to do mine. They haven't bubbled or gone brittle like the old ones did so the window cleaners don't break them.

Flat roofs have touched a chord here! My main contribution will have to be the day DD aged 4 squeezed out of a bedroom window to dance on one, also singing 'hello Mummy'. I distracted her with chat while EXH fetched a ladder. It's a wonder I have any hair at all....11

We had a flat roof replaced around 6 years ago, around the size of a standard single garage. Stripped back, new boards, new rubberised top coating and new coping stones/sealant/flashing etc and it was £5k. Standard roofing felt would have been cheaper but only had a 10 year life expectancy, the rubberised stuff had a 30 year expectancy.8
