    Hello

    Viewed the £660 flat today. The lounge, kitchen and 2nd bedroom were bigger than the other flat. It had a garage and faced the garden. So why is it £135 cheaper? Well, it had no double glazing, the carpets were disgusting, it had a bad smell and the electric night storage heaters were ready to be laid to rest (as were all other electrical items).

    If it was just the carpets and the bad smell then maybe I would consider using the money I'd save from the rent to get it professionally cleaned and the carpets replaced but the windows and heating is a big concern. I saw that the current tenants had other portable methods of heating in each room.

    I've gone back to the LA of the £795 flat and asked them if the LL would re-consider £750. I told her about the other flat being bigger etc but said that their flat was in better condition which is why I prefer it. I also told them that my current LL, LA and neighbour (who is well known in the local letting business) would be able to give me glowing references. Also told them that I am looking at a long term rent. Just need to hear back from them now.

    Oh I hope I don't have this hanging over my head during the Christmas holiday.

    I think you've done good. It's not the best time of year to find a tenant, I don't think I'd turn down a decent offer. Can you move in quickly? That should be the swinger for them.

    Any sensible landlord will know that £50 less a month is better than even another 3 weeks empty.

    I told the LA that my current contract ends 18 Feb but my LL has agreed to let me go earlier if I found somewhere suitable. Obviously won't be moving over the Christmas and New Year holiday period but anything after that will be OK.

    I've offered £45 less than the asking price. Is this generally regarded as acceptable or have I cut too much off? I offered £750 because I would need to buy a new freezer (only a fridge provided), a new microwave (not provided) and new wardrobes (none built-in).

    Thank you for your advice and support. I really need it to move forward with this.

    Offer of £750 vs asking £795 is very reasonable.

    They will probably try it on, you need to be convincing to them that you won't go above that.

    £135 would buy a lot of extra heating each month. And you wouldn't need it during the summer.

    A lot does depend on your tolerance to cold - I live in a single glazed flat and haven't had the heating on this year yet (it does help that there are no drafts). But then I grew up in a home with only a open fire in the kitchen and living room - bedrooms would have ice on inside of the windows during the winter.

    If you go for the other place - £50 off is a good offer.
