Green shading mentioned on title deeds but not on plan

Can anyone help me?
My solicitor has confirmed the are waiting on confirmation the seller will cover the costs of an indemnity policy as green colouring is mentioned in the title documents, however, it is then not shown on the plan.
What does this mean as the solicitors are now closed for 2 weeks and this will drive me mad that it is something will stop me buying the house?

I doubt anybody here can tell you more without seeing for ourselves. Do you know what it is that the title says about the green colouring? Isn’t it something that can be resolved by the Land Registry?

What does it say the green shading represents? Something important or something insignificant?

When we paid our mortgage off on our 1847 house we received all of the original paper Title Deeds, it did have hand drawn sketches referring to red/green areas etc.
Could your seller approach his mortgage company to ask for the original Deeds to be accessed?£216 saved 24 October 20140 -

Green colouring usually makes reference to land not included in the title, or has been removed from the title and has a different title number.
Do you mean that there is mention of green colouring in the Title Register but it is not shown on the Title Plan?0 -
The OP will, I believe, be referring to a deed plan referred to on the title register that refers to green shading but the coloured plan is unavailable.In such cases many conveyancers will ask for an indemnity (insurance) policy to cover against the perceived risk of a breach of whatever the deed/green shading relates to.It can and does happen so it’s not something to go mad over.Invariably your conveyancer asks the seller’s conveyancer to provide such a policy and they may ask us to cover the cost - see section 4.1.2 of our PG

As with all things it’s something to be discussed/agreed between conveyancers and of course there’s always the option for you to cover the cost if say the seller won’t - all things are negotiable when it comes to a sale/purchase
Your conveyancer will explain what’s needed and why, plus how it will be resolved and by whom. There’s a solution and options to finding that available so generally just a case of choosing which option.NB - if you want to DM the title number/address then happy to take a look tomorrow to confirm green shading issue from our end to satisfy other posters queries and hopefully stop you worrying too much“Official Company Representative
