Should I send survey report to seller?

    The estate agent wants to close the sale, so they get their commission.

    The estate agent is probably asking for your help to do that.  The agent wants to persuade the seller to accept your lower offer - being able to show/quote parts of a survey report will help them to do that.

    Although the seller might also use the report to challenge your reduced offer - for example, say that you can get the problems fixed more cheaply. (But maybe that's fair thing to do.)


    In what ways do you think it's detrimental to show the seller the relevant parts of the report?

    Seller's agent has asked again for full report, and I've sent over just the list of issues in the different categories.

    Up to you of course, but why should you feel compelled to provide them with the full report that cost you money? They could just as well send it on to the seller saving the seller a not unsubstantial fee for commissioning their own survey.

    If it was me I'd dig my heels in, provide the relevant bits to support the deduction you're asking and demand justification for providing them with the full report, then take it from there.
  • My surveyor asks not to send it on to estate agents and vendors as he has been harassed by both on things he has found.

    He's also had people buy the house after his clients dropped out and they've contacted him about queries on surveys.

    The risks/traffic light pages should be enough really and maybe some of the blumpf in each section if it isn't clear enough.

    Sounds legit. My Level 2 survey had something similar, asking for it not to be shared with 3rd parties.
  • My buyer knocked £50K off after he'd had his survey, totalled from overinflated quotes from his surveyor.  He then made ridiculous demands saying he'd pay me the price agreed if I replaced the roof/all ground floor floorboards so his mortgage company could inspect it and perhaps 'lend him the money'.  I withdrew from the sale. 

    I'd send the seller the relevant survey paragraphs so they are clear what you are being quoted for.
