    How is your life improved by the plan?  

    You wanted to extend but you've lost a chair, making the lounge less sociable.   You've made the house physically smaller and made a longer route to the kitchen through the lounge and dining rooms but gained a rather large toilet.  

    What's the aim of the work? 
    Everything that is supposed to be in heaven is already here on earth.

    OP, I appreciate you've put up your existing floor plan with overall square meterage/footage - but what are the actual room dimensions? Apologies if I've missed them 😉

    I think knowing these would be helpful with regards to determining the options you have. For example, the kitchen on your proposed plan does look fairly tight - it would be useful to know the actual size of the space....
  • Following with interest. I’m in a semi and want to knock a wall through to create a kitchen diner, and all the things I thought I wanted and would be the easiest option are actually stoopid and prolly expensive. 

    I think someone just asked this but OP would you sacrifice the hallway to create a larger lounge?
    I'm unsure about my spine, I think it's holding me back.

    The main driving force behind the plans is a bigger kitchen and although I’ve not covered it in this thread the garage which is in the rear garden at the minute is to be demolished and I’ll be rebuilding on the side of the house,this along with the conservatory going will give better garden space also

    The plans above are a bit of a compromise compared to the extension and it will be great to just throw the money at it but we’ve worked really hard to keep the mortgage low and build equity and I don’t just want to chuck that away now,we are in north england so usually we are on the lower end of costs for building work etc but we’ve been unable to get reasonable quotes for this work,hence looking at other alternatives

    I’ve got them noted down somewhere I will have a look now,the kitchen,even in the proposed plans won’t be huge,there’s a decent gap between the worktops for a galley style kitchen,about 1.5m iirc,but it’ll never be huge,an extension would be great but taking into account current labour & materials costs along with a rise in mortgage rates (I’d need to take the money out of my mortgage at remortgage time which is coming up) it just doesn’t add up

    Just knocking through isn’t bad/hard to do as such it’s just very messy I knocked this through when we first went through it but obviously now I wish I’d knocked the whole wall out but at the time it worked for us 

    Yes it was mentioned about the hallway but for me it’s not something I’d consider doing,I just don’t like walking into houses straight into the front room

    In terms of furniture in the lounge all we have is the sofa and 2 chairs-a full size chair/footstool and a kids version (which is going)-the tv/equipment is built into chimney breast with shelves & cupboards in either side alcoves and we don’t have any other table/coffee tables etc so I’d be happy with moving the sofa over to make way for the door opening back up

    Yes I get what you mean it’s sometimes hard to visualise from the drawings especially as my mock up isn’t to scale-

    The kitchen as it stands is less than 3m x 3m,current dining room is about 4.1m x 3.5m,lounge is similar

    We knocked through and moved the kitchen into what was the dining room.  The kitchen runs along the wall adjacent to the lounge and the house next door.  We have enough space for a table and small sofa. 
    Gaining the hall space where the dining room and kitchen doors are made a big difference.  The column to support the steel is behind the cupboard to the left of the fridge.  We have a 4' crawl space under the kitchen so plenty of space to run drainage etc.
