So it's exactly the same, virtually, and you can see what they've done?Swapping the kitchen over would be helpful from a kitchen design point of view- is that a bay window or doors off the kitchen? Either way, it would cause less problems if it were a dining area .Everything that is supposed to be in heaven is already here on earth.

Off the kitchen is a little window area which currently houses the sink,it’s more hassle than it’s worth and as part of the extension plans it was going to be removed and blocked across straight so I may continue with that idea even without the extension and have a window on back wall looking into garden instead
The idea of the kitchen in the dining room is one I have considered I guess the thing to consider is that all the waste/water supplies would need extending to the dining room which may or may not be easy/possible0 -

Moving the sink doesn't just involve moving internal pipework, though. We would have had to excavated under a patio, to join to the drains which are about 4 metres away in the garden. Also, we left a small section of the kitchen wall to maintain structural integrity. Surveyor said the wall itself wasn't load-bearing, but with the conjunction of walls where hall/living room/kitchen met, he'd still have asked for an RSJ and uprights if we'd taken the whole lot out. The final design depends on the lifestyle of the occupants. We find the kitchen/diner comfortable and easy to heat and rarely use the front room.

I am working on a simple adaption to the original floor plan picture above (in between work) to show the initial thoughts I had regards kitchen remodel,I will post it shortly and see what people think
Im pretty handy and do have some renovation/diy experience so I'm comfortable with the work I just lack the vision/imagination sometimes so all the input is very helpful,thanks everyone0 -
Please excuse the quality of the drawing, I’ve just used a simple sketch app on my iPhone and don’t have a steady hand! But hoping you get the idea,this includes the use of the front room door instead of the dining room doorway which is currently used,my idea being that the space taken from the hallway could potentially be used as a small cloakroom toilet
The current kitchen area/wall would be opened up to provide a slightly larger kitchen-I’d gain another metre ish (but lose the sink area) and would go full height units on the side nearest stairs which would help with current oven electric points etc,I’d then have the sink on the back wall and fit a window in that wall
I realise it’s not a huge gain kitchen wise but I’m wary of budget and it would work with current drainage/electric setup,I think we’d also be keen to keep a large enough table for family meals which we have fairly regular0 -

Another option would be to lose the wall between the lounge and the hall and have the front door (porch maybe) open straight in to the lounge.I'm a Forum Ambassador on the housing, mortgages, student & coronavirus Boards, money saving boards.
