3meter rear extension for 3 meter existing with no building regulation

Hi,
Considering buying a semi detached 3 bed with no trace of planning permission / building regs for its 3 meter rear kitchen extension. ( surely ext built over 10 plus years)
Solicitor says that I can proceed with indemnity insurance.
QUESTION: What will be my position to proceed if I intend to extend further 3 meter rear extension ? OR loft extension ?

    You would apply for the relevant consents at the time. The planners may have concerns about how big the building footprint will be versus the plot size. 

    The quality of the work carried out for the previous extensions may be of more concern to you than any risk of enforcement, but that's for your surveyor to advise you on.

    A loft extension is generally part of permitted development so won't require PP but will require building regs. Although it depends on the conversion specifics.

    If the house has an existing 3m extension which fell under PD at the time and you want to add another 3m to that to make a 6m or so extension, I would imagine PP would be required yes.

    Obviously you are taking a risk in terms of the existing extension without building regs, I genuinely wonder why people who have spend probably tens of thousands on an extension, fail to pend £500 on building regs. Unless they know it won't be done to building regs spec..

    If you plan to extend the existing extension even more and they didn't bother with building regs, you might find yourself pulling it down and starting again if the existing one needs to be made bigger. I can't see an inspector allowing one part to be non compliant and a new part be compliant.
