Building Control Completion Certificate

It has come to light that the Completion Certificate issued on our property has omitted to correctly state the scope of the work carried out, which was a rear extension and a garage conversion. The certificate just mentions the rear extension. Who should I expect to rectify this, the builder or Building Control? It has become an issue for our buyer.

Call up the Building Control department that issued the certificate, depending on what documentation they have at their end, they may be able to amend the wording & reissue the certificate.1

Probably my last course of action. How long ago was the work done?
You (and/or your builder) should be cautious about contacting Building Control. If the outcome is that the garage conversion wasn't included in the Building Control application - you'll be alerting Building Control to the fact that you have a garage conversion without Building Control sign-off.
That might scupper the chances of getting indemnity insurance for your buyer.

Is it even competent to issue a completion certificate for only part of the consented works? I'm not entirely sure it's necessary to get it amended.0

Why? If you want something doing, do it yourself! What's the point in including yet another party into the conveyancing process.Willsie01 said:

You can show those to your buyer if the garage conversion is included. If it isn't, it hasn't jeopardised the possibility of indemnity insurance.What goes on a certificate is whatever the person who applied stuck in the first box. I try to include as much as I can but there is a limit. The garage conversion would be obvious though.Everything that is supposed to be in heaven is already here on earth.

Once it's been highlighted to BC, that would invalidate any indemnity insurance subsequently taken out, which may or may not be the best alternative. But the sellers won't thank you for removing that option which they could offer either you, or any other buyer if you pull out.1 -
Thanks all. I talked it through with the builder and Building Control were called. They could see they had the inspection notes for the garage conversion and immediately issued an updated certificate. Very easily sorted thankfully.1
