I very much sympathise with the need to have a break from peopling, a long day with difficult conversations very often leads to me needing to stare blankly at the walls for a few hours.Start mortgage date: August 2022; Start mortgage amount: £240,999; Original mortgage free date: August 2056
Current mortgage amount: £226,957.97

House buying and selling certainly gives an insight into other people's worlds. I renovated a house a few years ago and it was absolutely pristine when I put it up for sale. The couple who bought it offered £10,000 above asking price with the condition that I put some coat hooks up in the hall 🤷♀️. Possibly the most expensive coat hooks ever?4

Thanks Jwil, Blackcats and Merlin
Them's some expensive hooks, Duck
I watched some streaming series and am now sat in the garden listening to my waterfall and watching my recently purchased solar lanterns flicker.
Cat also fascinated.
I am really struggling to stay hydrated currently too so have drunk lots of water and decaf coffee tonight.
I was in the office today but had hybrid meetings with some online and some in person. I also caught up with a work friend about last week's issue. They are also a manager and we're really supportive.
Cleaner is due tomorrow then have a viewer in the evening.
I have already filled in a mini questionnaire for the house I want to view and they have come back with more questions. No wonder people walk away.... The EAs I feel got to used to being in the powerful position and haven't woken up to the new season yet.

I had no idea viewing a house was so complicated these days! All I remember doing is showing the EA an AIP for the mortgage to show we weren't frivolous viewers.
Sitting in the garden looks lovely. I love your lamps - wouldn't think for a second they are solar."Good financial planning is about not spending money on things that add no value to your life in order to have more money for the things that do". Eoin McGee4 -

Those lamps look lovely SH - how long does the charge last if they've had a decent day of sunshine?🎉 MORTGAGE FREE (First time!) 30/09/2016 🎉 And now we go again…New mortgage taken 01/09/23 🏡

Have a viewer at 7pm. Will then have tea. Full on day after a stroppy email from a supplier... It gets better right?Achieve FIRE/Mortgage Neutrality in 2030

Thanks Beanie - the viewer was a no show. It started pouring down mid-afternoon and I had a feeling he wouldn't show.
It's so frustrating - as I'd finished work earlier so I could go around and make sure everything was 'perfect', turn all the lights on - illuminations style etc... There's a cost and effort and personal energy that goes into all these things. I'd cut some flowers from the garden to use inside etc... I keep having to remind myself that I have had 5 viewers and it's a numbers game and they reckon it takes an average of 9-11 to sell and roughly 45 days. I am a little over half way through that period so far too early to worry about it... Especially as I've not found my dream property yet... (other than the one not on the market currently).
If the house doesn't sell quickly - then I may need to review the price - or potentially withdraw it from the market. I think if it doesn't sell by the end of September - I'd be tempted to withdraw it and try again next March. I don't think it's the house particularly and everyone has said the location and condition are good - I think its the uncertainty in the general market and fear over interest rates for anyone who doesn't have a portable mortgage / isn't a cash buyer.
My cleaner mentioned today that she was worried I'd make her redundant as it's so tidy. I asked her to tidy the garage as that had got disorganised again already. There's a difference too between tidy and clean. My hoover also was playing up the Dy*** kind. She took it apart and fixed it. The hoover is still going strong after 12 years and she's the one who keeps repairing it. She's good company and happy to do pretty much anything... I said I don't know why you'd ever worry that I wouldn't need you... I will miss her a lot if/when I move.
I'm doing better money-wise this month. I have a family birthday coming up that I haven't bought anything for yet though but budget is upto £20. To be honest fuel & other travel expenses are likely to cost more than the present. I was commenting on Merlin's diary of the need to book in some fun - but I need to think about what that looks like for me too. It feels with work going manic and me putting the house on the market my world has narrowed a bit too far... I will have a think... It's hard when you hate noise and crowds though...Achieve FIRE/Mortgage Neutrality in 2030
