I had a nap but the handyman woke me part way through to apologise as he was running behind. I think he said he wasn't coming but given I was half asleep I didn't completely take it in. I want to push myself to do stuff - but this heat is wiping me out so just sat here contemplating my list. I keep trying to add things to it - and then arguing with myself as it's impossible to get what's already on it done without adding more.

I've booked to go swimming each of the next 3 days as a treat for me. I'll see if my swimming friend is free and if she would want to come too. Just texted her.

I met a couple I'd not seen for a few years in a shop yesterday. They invited me to drop in for coffee sometime but I don't know if it's a good idea or not... Will think about it. Not sure if it could lead to too much drama. That does remind me though that I said I'd go and see another old friend that I met in town a few weeks ago - and I've forgotten to do that...

I had two roast lamb meals today though - so blessed by that...

I think when you have that strong emotional feeling for a property it's well worth going back for the second viewing so that you can check it's still valid and also ensure there wasn't anything you missed the first time.

I agree that if you are planning on being there long term then short term drops in value don't make much difference.  It would be great if you could get it without additional borrowing you thought you might need.

Swimming sounds great - enjoy it!

    Thanks Beanie and Jwil

So Valuation 12pm today by video call and then professional photos at 9am Monday.

Last night I repainted the kitchen tiles. It took me all evening and I took plenty of breaks. I listened to the Secr*t Gard*n while I did (free in the + catalogue). It looks so much better/brighter again. It's cream tiles underneath a bright white and they like to show through. There's about 3 tiles I may need to peel and go over but it's pretty much done now.  Ideally I need to paint the tiles in the utility over the weekend but because that's a separate room if I don't get around to it - they may not notice. I don't think the ones in there are peeling.

I awoke multiple times in the night as I had my curtains open and it's bright out so given my long to do list - I got up early.

Break for a couple of hours. 90 minutes left - and I'm still struggling to get things 'dressed'. I have just watered my plants. I also filled half a bag of rubbish.

Considering you are not a natural morning person, your progress and achievements is fantastic!  Hope the valuation goes well.

    Thanks Jwil

Where it read curtains open - I meant windows...

Well the valuation has now happened. He was happy for me to try around £10K above the minimum I really want to get.  I didn't realise the free agency wasn't on RM automatically. Apparently you pay £300 for that. I need to organise my own EPC and floor plan. Definitely feeling a rising stress now... So difficult to move away from 17 years worth of history somewhere... I found it interesting too that he advocated setting a couple of hours for viewings midweek and a couple at the weekend to avoid it taking over your life...
