    You've been busy!  The bed linen all sounds lovely.  I like how a change of bed linen can really transform the look of a room.  (That's probably why I've got way too many quilt covers). 
    Do you have a date for the photos to be done?

    Well I painted the drawer fronts before work with some other cupboard paint I found. Still debating whether to nip and buy grey paint for the kitchen cupboards. I think I should. I have however given myself longer to get everything done.

    I have the valuation tomorrow but I've pushed the photos back to Monday so I have the whole weekend.

    I've just heard back from the EA. The vendor wants closer to full asking. The EA encouraged me to come back for a second viewing - and then offer whatever I thought was sensible and worked for me. The implication came across strongly that the EA believes the vendor is 'reaching' and is unlikely to achieve their desired price. The vendor hasn't started looking at other property yet and the EA stressed again she'd had no offers on the property.

    RM suggests it could be worth £260-330 which is a really broad range. It therefore gave an average price of £295K. It also said that property prices there had fallen 19% since 2021 and 6% since 2022. I therefore need to be really careful I don't offer more than it is worth.

    Good luck with the vendor - being a little hard nosed in the context of todays market on a property that has no other interest seems reasonable.  On the housing board they often say pay what you think its worth, or sometimes paying a few K more to break an negotiation impasse - if this is your last house then that's nothing when averaged over decades.  But not too much more obvs . 

    Be careful not to commit too much emotionally before the numbers stack up.

    Thanks Mark - It's difficult on the emotional thing as I walked in and it immediately felt like it was home and meant to be. I'd only gone so that I didn't have regret - and thought I'd just be disappointed and cross it off my list - only that isn't what happened. However, I feel like it's meant to be - so I'm hoping that it all works out. If it doesn't my home will be a lot less cluttered and nicer to live in. It's all good.

    My original photographers cancelled on me - they recommended someone else instead though. Hope it works out ok.

    I nipped out at lunch and got white cupboard paint but they didn't have any of the grey I wanted. Debating options. 

    I'm exhausted today - not helped by the heat and waking up super early. Missing my meds earlier in the week wasn't great either... Last night at Lidl I got a small leg of lamb for £5.64 which was 60% off. I was so happy. I had it with YS roasties I'd frozen from the other week. Plus butternut squash, green beans, onion and mushrooms. Really tasty. Plenty left for other days.
    I'm tempted to go and have a nap but don't think I'd sleep. Alternatively, I am tempted to paint one side of the shed while I wait for the handyman to arrive. I ought to paint the tiles instead but that's a much stronger smell. 

    I'll go upstairs and see if I can sleep first and if not I'll paint something.
