Estate Management Packs - Why Do we Need One?

We are in our 4th week of waiting. Paid £312 to HML / Beehive for the full management pack for our house. So we can send it to our buyer’s solicitor as part of the conveyancing process.  They made a mistake and applied the money to a property in a different part of the country with a similar address. 

Why do we need one? We already know the yearly charges, are up to date with those charges and we know what they are for and have paperwork to demonstrate that. 

It is holding up a chain of house purchases. The only part of the conveyancing process to be resolved.

    It also demonstrates that there are no section 20 type major works planned (re-reroofing, cladding removal, external decoration etc etc) and that you are not trying to sell to avoid them, saddling your buyer with an unexpected major expense…

    Ours took something like ten weeks, and generally the management agents were pretty good day to day…

    Is your house freehold or leasehold?

    There's no law that says you have to provide a Management Pack to a prospective buyer.

    You can offer to provide all the information yourself, if you want. If the buyer and their mortgage lender are happy with that - that's fine.

    But it's very likely that your buyer and their mortgage lender won't be happy with that. They'll want all the info confirmed by the Management Company.


    If that's the situation - maybe you should be angry with the buyer and their mortgage lender, because they're essentially saying they don't trust what you say. And the result is a long delay, while the Management Company confirms everything.

    And if you were buying, would you trust your vendor to be giving the full story about upcoming / outstanding costs? Or would you want it confirmed from the horse's mouth?

    @Listlad i’ve just received my management pack from the same company!

    paid - 10th oct 
    received - 15th nov 
    they quoted a 21 working day turnaround, which they missed, but i was very unimpressed with the service as they didn’t even send an email to acknowledge they’d received payment, which i kept chasing. 

    to confirm mine was for a leasehold so your documents will differ, but i was sent 18 documents in total, which included things like: insurance certificates, budget reports, resident handbook, development info, resident responsibilities, service charge accounts and statement.

    That seems to sum it up from what I can tell. The delay can be unacceptably long though…

    Ah. Good news for you. Is all well with your buyer and their solicitor? Are they happy with the pack content?

    Yours HML too?

    They messed up with us and applied the fees paid to another property far away with a similar street name. I called them today and they tell me now it should be with my solicitor today. 🤞

    Of course but if the information can be gathered from documentation sent to every household on site…..which I have and can show the buyer’s solicitor….
