Ready to exchange but boiler appears broken after my final viewing

    That's a pain, but to be honest it could have been working perfectly when you moved in, then packed up in 6 months and you would have been in the same position, so at least it's done now for the cold weather !
  • I agree that a 14 year old boiler will need replacing sooner rather than later. If it hasn’t been serviced, even sooner. 

    As others have said, a gas safety certificate just checks for gas leaks. 

    It beggars belief that some landlords don’t pay the extra £20 for the boiler to be serviced. Same thing happened to me when I bought a property in May. The boiler was 10 years old and has never been serviced. Valid gas safety certificate. I got a gas engineer to check it and he said it was rusted and leaking water from the condenser. I replaced it for £2k from BOXT with a Google Nest smart thermostat. 

    PS I’m a landlord and I service my boilers every year as it makes them work better and last longer!!
