    ultimately it is your buyer who wasn't able to complete so you should be able to claim some of the costs from them- really sorry that this happened, hope the weekend is going OK and the kids are seeing it as a bit of an adventure

    Yet another example of reasons not to exchange and complete on the same day and never complete on a Friday.
  • A couple of people have said to me about claiming to cover my increased costs - how do I find out if that's possible? Would my solicitor do it for me? I don't think I'd want to make the buyer pay me personally as it wasn't his fault! And does that mean I'm also liable for not completing on my purchase and the people above me might claim? (They are end of chain and had already cleared the house so I don't think they've incurred any extra removal/storage costs)

    The costs faced by those who weren't able to complete may cascade down the broken links of the chain.  No blank cheques, the costs should be reasonable, like the removal costs, if you spend £hundreds on weekend outfits for the kids that isn't necessary.
    I feel for you and hope you'll start settling in on Monday.  Keep talking with your solicitor, they should be able to advise.  Let them try to sort it out in the first instance.  Good luck. X
  • Ok thanks, no haven't bought any weekend outfits, we've borrowed clothes! Though annoyingly post covid the kids have been going to school in their PE kit on certain days and what they were wearing on Friday isn't what they need to wear on Monday so at least one of them will have to have a day off school rather than me buying new school shoes, tie, branded jumper etc!

    The removals were only a local 'man with van' firm so shouldn't be massively expensive, just more than I had budgeted for and means I will have nothing left if I need to buy anything when I get in the house :(

    I've only just sorted broadband but that won't be live for 10 days so more costs as I'll have to go into the office (and pay extra childcare) instead of working from home. If I had more notice of exchange/completion I would have sorted it all in advance. Also an extra day off work on Monday to move in, which I think will have to be unpaid as I don't have any holidays left :(
  • This, whole, scenario isn't unusual ..... it's a totally anxious time, i've, definitely been there 😞
    Home owning (and buying) doesn't get easier but at least we learn by our experiences 😉

    Well then you should have insisted on a bigger gap as advised on this thread. I get that it’s a frustrating experience and it’s not your fault but you had the option to control the time between exchange and completion and chose not to take it.

    That’s a bit unfair, sometimes it is totally outside your control eg if others in the chain have expiring mortgage offers.

    It’s never outside your control. You can insist on whatever terms you want. Yes it might collapse the chain but it doesn’t stop you having the right to do as you wish.

    At the moment it appears the OP has made all the sacrifices and suffered a large amount of difficulty while the person causing the issues has had it easy. It’s too late for the OP now but I think it’s useful for other people to know they can request their own terms.

    In the OPs position I’d have insisted on a larger gap between exchange and completion and stuck to it. The OP made the decision that was right for them which was of course their choice. However I’m getting the impression they’re somewhat regretting that decision.
