House relisted on Rightmove after offer and Sold STC

    Gosh that's bad as you are almost there then! Perhaps the uncertainty over mortgages at the moment has made the vendors nervous that you won't be able to get it approved? Especially as some products have been pulled the past few weeks. Honestly house buyers is such a nightmare, the agents are all the same! 

    I also wouldn't be surprised if it was the vendors more than the agents though this time, they are probably thinking they'll have to start again

    That's what I mean. That's fine then, would be different if (as some buyers seem to do) you've just sat on your hands waiting for the mortgage to come through, and everyone faced a further wait while you get survey, searches etc.
  • In the sellers defense they are probably desperate to move and really worried you won't get the offer.
    This was my exact situation last year. We were ready to go, buyer had done all the legals but after a 3 month wait was rejected and he pulled out. 
    That's not to say they shouldn't have told you they are doing this but it might be they are getting back up interest and will soon give you an ultimatum. Where are you with your offer now?

    In the sellers defense they are probably desperate to move and really worried you won't get the offer.
    This was my exact situation last year. We were ready to go, buyer had done all the legals but after a 3 month wait was rejected and he pulled out. 
    That's not to say they shouldn't have told you they are doing this but it might be they are getting back up interest and will soon give you an ultimatum. Where are you with your offer now?
    We have the offer, we notified the EA but the property still remains up for sale.  I will being having a conversation with them today but just don't know if they have someone else lined up after I've invested so much in the legal process, survey's etc.   Not sure what to do here

    You only found out it was listed last night. Phone the EA when they open and find out what's going on. As someone else said, it could be as simple as a dodgy estate agent listing it to get buyers phone them, but they won't actually let them view it. 

    Don't panic till you know what's actually happening.

    Even if they're taking viewings, if you've now got your mortgage offer so can exchange soon then the seller won't switch to a different buyer.
  • Never heard of this but noticed when I was looking estate agents would measure into a bay window or fully into a low area of sloped ceiling for example so the actual useable space (or area you could put furniture) was not accurate

    I agree they would be mad to start again if you have your offer...new people may spend less.

    Our buyers had their mortgage offer soon after they offered on our house...we did all the legals then were ready to exchange. Then their lender decided to appoint their own solicitors so we had to wait another month for the lenders solicitor to be happy....of course us, our buyers and our sellers were really worried the mortgage offer would be withdrawn because of the extra hoops they wanted us to jump through...new searches, more indemnity policies etc...it took 4 long weeks of us all jumping up and down hassling anyone we could but eventually the mortgage was approved (again).

    Our vendors were close to pulling the sale on our purchase but the agent was able to reassure them that things were moving in the right direction, I personally emailed the agent every few days to keep them updated etc. It was a stressful tike and the mini budget in the middle of this didn't help!

    So if you have the offer, where are you with the legals? No seller wants to start again ever, especially if it seems like you will be making it to the end. 
    Is everything moving as it should? What are the waiting on now before exchange?

    Just phone the EA when they open shortly and ask them why it has been relisted when you are close (?) to exchange.

    No point speculating until you've spoken to them. Could just be some muppet reactivating the wrong listing.

    Would've = Would HAVE (not 'of')

    I would imagine after being patient for so long waiting for your mortgage offer to come through , seller might just be giving you a gentle nudge to hurry up.

    In all fairness after 3 months they probably felt there were problems with the application
